This checklist follows load paths rather than covering the yard evenly, because industrial pavement deterioration is patterned rather than distributed. It also covers the areas an appearance-driven inspection skips entirely: dock pits, trailer storage surfaces, and drainage.
Complete in daylight where possible, with a separate after-dark pass for lighting and a separate after-rain pass for drainage. Coordinate access with operations before walking the yard.
How to Use This Checklist
- Arrange yard access with operations first. Walking a working yard unannounced is unsafe and will be stopped.
- Follow the load paths β gate approach, turning radii, circulation, dock approaches, trailer positions.
- Record extent, not presence. Fatigue cracking in two square meters and across a dock approach are different projects.
- Note which trailer positions were occupied, since parked units conceal the surface beneath them.
- Photograph from repeatable positions so passes are comparable year on year.

Access and Approach
- Gate area surface condition and drainage
- Guard house or check-in approach β surface and appearance
- Signage legible from the approach; wayfinding for arriving drivers

- Site entry sightlines clear for vehicles and pedestrians
Load Paths β Follow the Route Vehicles Take
- Gate approach and first turn β rutting, shoving, cracking
- All turning radii β shear-related surface movement
- Circulation lane wheel paths β rutting depth and extent
- Dock approach lanes β fatigue cracking, settlement
- Braking and stopping zones β corrugation and shoving
- Scale or weighbridge approach, where present
- Perimeter edges lacking lateral support
Yard Surfaces by Zone
- Dock aprons β rutting, fatigue cracking, contamination extent
- Apron to yard transitions β joint condition, differential settlement
- Trailer storage β depressions at landing gear positions, concealed contamination
- Circulation lanes β general condition and markings
- Staging and marshalling areas
- Staff and visitor parking β conventional condition assessment
- Unpaved or gravel areas contributing dust or tracking
Drainage
- All yard inlets located and clear
- Trench drains clear; grates secure and intact
- Dock pit drains functioning
- Roof drainage discharging away from paved areas and dock aprons
- Ponding locations recorded with extent β inspect after rain
- Grade directing water to inlets rather than toward buildings or docks
- Evidence of contamination reaching drainage β staining, residue at inlets
- Oil-water separator condition and service status, where present
- Drainage destination recorded per area β storm, sanitary, or separator
Contamination
- Fluid accumulation by location, with extent recorded
- Recurring contamination positions β indicates equipment source, not incident
- Trailer parking positions with concentrated drip staining
- Refuelling and fluid-handling areas β containment condition
- Compactor and equipment hydraulic leakage
- Dock leveller hydraulic leakage
- Tracked contamination at building entrances and dock doors
- Spill kit locations known, stocked, and accessible
Loading Dock Environment
- Dock face, bumpers, and edge condition
- Dock pits β standing liquid, debris, drainage function
- Dock levellers and lips β operation and leakage
- Vehicle restraints, chocks, and communication signals
- Dock seals and shelters β tears, gaps, condition
- Overhead doors, tracks, and seals
- Dock stairs β treads, nosings, handrails, surface condition
- Edge protection at open dock positions
- Apron slip conditions β grease, fluid, polished areas

Markings and Traffic Control
- Circulation direction markings legible from a driver position

- Vertical signage present, legible, and unobstructed
- Bollards and protective posts at utilities, corners, and equipment
Safety and Separation
- Pedestrian routes defined, marked, and continuous from parking to building
- Vehicle and pedestrian separation maintained at docks and crossings
- Sightlines at turns, corners, and dock approaches
- Fire lanes and hydrant access clear
- Egress routes from building unobstructed
- Yard lighting β inspect after dark, by zone
- Dock lighting including stair and pit lighting
- Debris and loose material presenting tyre or trip hazard
Buildings and Boundary
- Dock-side elevations β impact damage, splash staining, condition
- Office frontage and visitor approach β appearance standard
- Staff entrance and break areas
- Driver check-in and waiting facilities

- Full yard including trailer storage and boundary β quarterly.
- Drainage β quarterly, plus before the wet season and after significant rainfall.
- Lighting β after dark, quarterly and before the short days.
- Pre-peak inspection β timed so findings can be actioned before the demand peak closes the window.
- Annual full inspection β timed to inform capital planning.
What This Checklist Does Not Cover
This is a visual maintenance inspection. It is not a pavement engineering assessment, a structural evaluation, a dock equipment certification, or a workplace safety audit. Dock levellers, restraints, and lifts are equipment with their own inspection requirements performed by qualified parties on the manufacturer's schedule, and pavement showing base failure warrants engineering assessment.
