Appearance standards written for retail and office property do not transfer to a truck court. Nobody forms a leasing impression from it, and holding it to a visual standard produces spending with no return. But "no standard" is also wrong, because the court has functional requirements that degrade measurably and that nobody notices until they fail.
The workable approach is a condition standard expressed in functional rather than visual terms.

Every one of these is checkable without judgment about how the court looks, which is what makes the standard usable by an operations person rather than requiring a maintenance eye.
Markings Are the Underrated Item
Truck court markings do work that retail striping does not. They separate pedestrians from vehicle movement, define dock approach lanes, mark trailer positions, indicate no-park zones at inlets and hydrants, and control circulation direction in a yard where reversing is constant.
Faded markings in a truck court are a safety degradation rather than an appearance one, and they degrade fast because they are under heavy vehicle traffic. The refresh interval is correspondingly shorter than on a light-vehicle lot, and it belongs in the standard as a functional item.
The sequence discipline applies as elsewhere: repair, then clean, then seal where applicable, then mark. Marking applied over a contaminated surface fails quickly, and on an industrial yard the surface is contaminated by default.
Contamination Thresholds
Rather than "clean," a usable contamination criterion describes accumulation. Fresh spills addressed within a defined period; no standing fluid; no accumulation heavy enough to be tracked into the building or to reach drainage untreated; and defined response to any release that reaches an inlet.
This framing has a practical advantage: it makes the standard actionable by yard staff rather than only by a maintenance contractor. A driver or supervisor can identify standing fluid; nobody can identify whether a yard meets an undefined cleanliness expectation.
Where Appearance Does Matter
Two areas on an industrial site carry genuine appearance weight and should be held to a different standard from the rest.
- The office frontage and visitor approach, which is where customers, auditors, prospective tenants, and job candidates form an impression. On many industrial sites this is a small area receiving the same treatment as the yard, which is a mismatch in both directions.
- Any customer-facing or public-visible boundary, particularly where a facility sits adjacent to residential or commercial neighbours whose complaints have consequences.
Treating these as a distinct zone with a commercial appearance standard, while the yard runs on a functional standard, is the arrangement that fits how industrial property is actually experienced.
Writing It Down
A truck court standard is short β typically one page. What makes it useful is that thresholds are specific enough to be checked by someone who is not a maintenance specializt, and that it distinguishes the functional zone from the appearance zone explicitly.
