Industrial yards are designed for vehicle movement. Pedestrian presence is limited, controlled, and expected in defined places. Exterior maintenance introduces people on foot, equipment, hoses, and wet surfaces into that environment, frequently in areas where drivers do not expect anyone.

Why Yards Are Different
- Restricted visibility is normal. Yard trucks and tractors have significant blind spots, and reversing is constant rather than occasional.
- Vehicles cannot stop quickly. A loaded trailer at yard speed needs distance that a car does not.
- Drivers are not expecting pedestrians outside defined walkways, and a crew member stepping out from behind equipment is not anticipated.
- Noise masks warning. Equipment, reversing alarms, and cleaning machinery together make verbal warning unreliable.
- Elevation changes at docks create fall exposure that does not exist elsewhere on the site.
- Operations continue regardless. Unlike a retail lot at 2 AM, the environment is actively changing throughout the work.
Separation Is the Primary Control
Everything else is secondary to physically separating the work zone from vehicle movement. The measures that make separation real rather than nominal.
- Physical boundary, not a verbal understanding. Cones, barriers, or equipment positioned to define the zone.
- Sized for turning movements. A boundary a loaded trailer cannot manoeuvre around will be crossed.
- Communicated to gate and dispatch, so vehicles are routed rather than encountering it.
- Visible from the approach, at the distance a loaded vehicle needs to respond.
- Maintained through the shift. Boundaries drift as work progresses; nobody re-establishes them unless somebody owns it.
Visibility
High-visibility clothing is a minimum rather than a measure. In a yard operating through darkness or in poor conditions, additional lighting on the work zone serves two purposes β the crew can see what they are cleaning, and vehicles can see the crew.
The second purpose is frequently overlooked in lighting decisions. Lighting positioned only for the work leaves the boundary and approach dark, which is where the encounter would occur.
Dock-Specific Hazards
- Open dock edges present fall exposure, and a dock with no trailer positioned is an open edge at height.
- Dock levellers and equipment may operate while cleaning is underway nearby.
- Trailer movement at adjacent positions during work at one position.
- Restraints and chocks β confirm the position being worked is secured and communicated as out of service.
- Wet dock surfaces plus elevation change is the combination that produces the most serious dock incidents.
- Pit access, where dock pits are being cleaned, is a confined and slippery space.
Wet Surfaces in an Operating Environment
A wet yard affects vehicles as much as people. Braking distances change, and a surface that has been cleaned but not fully rinsed can retain residual slipperiness. On surfaces used by loaded vehicles this is a genuine operational hazard.
Two controls matter most: genuine drying margin built into the phasing rather than a nominal allowance, and a named person who confirms a zone is ready before it returns to service. Industrial surfaces dry slowly, and the pressure to return a dock position to service is constant.
Stop Authority on Both Sides
Named individuals on both the facility and contractor side, each aware of the other, each able to pause work without escalation. Yards change through a shift β an unexpected arrival, an equipment failure, weather, a queue at the gate β and the ability to stop cleanly is what keeps a maintenance activity from becoming an incident.
Coordination With the Facility Safety Function
Industrial facilities generally have a safety function that exterior maintenance rarely engages with, because cleaning is treated as a property matter rather than an operational one. On a working yard it is both.
Involving the safety function at the scoping stage rather than at the incident stage costs nothing, produces requirements the contractor can plan for, and frequently surfaces constraints β permit systems, contractor induction, specific route restrictions β that would otherwise be discovered at the gate on the morning of the work.
