Fluid contamination on a retail lot is an appearance problem. On an industrial yard it is a pavement problem, and treating it as cosmetic is the most common error in industrial exterior maintenance.
What the Contamination Actually Does
Petroleum-based fluids act as solvents on asphalt binder, which is itself a petroleum product. Sustained contact softens the binder, reducing the surface layer's cohesion and its ability to distribute load. A contaminated area under heavy traffic deteriorates measurably faster than a clean one under identical traffic.
On concrete the mechanism differs — penetration into the matrix rather than chemical softening — but the practical outcome includes permanent staining and, where contamination is heavy and sustained, surface degradation.

The distinction that matters operationally is chronic versus acute. Chronic contamination is managed through the cleaning cycle and, better, by fixing the leaking equipment. Acute releases require containment before anything else.
Response Timing Determines Outcome
Fresh contamination sits on the surface. Given time, it penetrates — into asphalt where it acts on the binder, into concrete where it becomes permanent staining. The difference between responding in hours and responding in weeks is the difference between removal and management.
This argues for a standing instruction rather than a scheduled response: yard staff empowered to deploy absorbent immediately on discovery, without an approval step. Absorbent is inexpensive, the action is simple, and the alternative is a permanent mark on the pavement and an accelerated deterioration zone.
Containment Before Cleaning
For any release of consequence the sequence is fixed and frequently reversed under pressure. Contain first — stop the spread, particularly toward drainage. Protect inlets in and downgrade of the affected area. Only then consider removal.
Washing a spill toward a drain is how a contained incident becomes a discharge, and on an industrial site with large impervious areas draining to a small number of inlets, the path to the drain is short. See emergency response and cleanup planning.
Removal on Industrial Surfaces
Fluid removal is a chemistry and heat problem rather than a pressure problem. Petroleum contamination is released by appropriate degreasing chemistry with adequate dwell, assisted by heat. Applying pressure without them drives contamination deeper into a porous surface and, on asphalt, can displace already-softened material.
Expectations should be set by contamination age. Recent contamination generally clears substantially. Long-established contamination on porous asphalt frequently lightens rather than clears, and areas where contamination has been present for years may retain permanent discoloration even after the material is removed.
Wash Water From Fluid-Contaminated Surfaces
This produces the most contaminated wash water generated on commercial property. Full containment and recovery are the appropriate default, and on an industrial site the concentration of drainage into a limited number of inlets makes that more achievable than it sounds.
Where a facility holds a stormwater pollution prevention plan, fluid-area cleaning is likely already addressed within it, and coordinating with whoever maintains the plan before scoping the work is worth doing. See wash water recovery and containment.
The Source-Correction Argument
A chronic leak generates contamination indefinitely, and cleaning it repeatedly is a recurring cost against a fixed alternative. Recording where contamination recurs, and connecting recurring positions to specific equipment, converts a maintenance line item into a fleet maintenance item — usually at lower total cost and with the pavement benefit as well.
