Exterior cleaning on a distribution facility is a logistics problem wearing a maintenance costume. The cleaning itself is straightforward; what determines whether it succeeds is whether trailers can still reach docks, whether drivers know where to go, and whether dispatch was told.
Zone Isolation Rather Than Site Closure
The workable model on an active yard is isolating one zone at a time while the rest continues operating. That requires deciding, before the work, what the minimum viable operating configuration is.
- How many dock positions must remain available at the planned time of day?
- Which circulation route stays open, and does it support the turning movements loaded trailers need?
- Where do arriving vehicles stage if the normal staging area is in the work zone?
- Can vehicles still exit without reversing through the work area?
- Is the guard house or check-in route affected, and if so what replaces it?
These answers determine the phasing. Deriving the phasing from the cleaning sequence rather than from the operating requirement is the characteristic mistake, and it produces a plan that has to be abandoned mid-shift.

Dispatch is the one most often missed and the most consequential. A facility that schedules appointments into docks that will be unavailable creates a queue at the gate, and the queue becomes the reason the work is stopped.
Working Around Appointment Windows
Most distribution facilities operate on appointment scheduling, which is an advantage if it is used. The volume of arrivals is known in advance, which means the low-volume windows are also known.
Coordinating with the appointment schedule rather than around it β identifying which hours have the fewest scheduled arrivals and placing work there β is more effective than negotiating access after the schedule is set. It requires the maintenance conversation to happen before the scheduling one, which is a sequencing habit rather than a cost.
Physical Control of the Work Zone
- Define the boundary physically, not by expectation. Cones and barriers in a yard where reversing is constant are a control; a verbal understanding is not.
- Account for turning radii when placing barriers. A boundary that a loaded trailer cannot manoeuvre around will be driven through.
- Keep hoses out of circulation routes entirely where possible. Ramping is a partial measure and heavy vehicles will destroy a hose regardless.
- Maintain sightlines at the boundary; equipment parked at a corner creates a new blind spot in an environment that already has several.
- Use high-visibility everything. Yard vehicles operate with restricted visibility and drivers are not expecting pedestrians in the yard.
Wet Surfaces in a Working Yard
A wet yard surface affects vehicles as well as pedestrians β braking distances change, and a freshly cleaned surface can be slick until it dries and until residual chemistry is fully rinsed. Releasing a circulation route or dock approach before it is dry is a genuine operational hazard rather than a housekeeping detail.
On industrial sites this matters more than elsewhere because drying is slow on large paved areas in cool conditions, and because the vehicles involved cannot stop quickly. Building genuine drying margin into the phasing, and naming who confirms a zone is ready to return to service, belongs in every industrial cleaning scope.
Stop Authority
Both the facility and the contractor should have a named person with authority to stop work, and both should know who the other is. Yards change through a shift β an unexpected arrival, an equipment failure, a queue building at the gate β and the ability to pause without escalation is what keeps a maintenance activity from becoming an operational incident.
