Grease Migration and Surface Care

Grease is not a stain on a restaurant exterior. It is a system with three delivery routes, and treating it as a cleaning problem rather than a containment problem is why it recurs.

Every distinctive feature of restaurant exterior maintenance traces back to grease β€” the short cleaning cycles, the slip exposure, the pest and odour problems, the equipment requirements a contractor needs, and the fact that pressure washing alone underperforms. Understanding how it arrives and what it does is the foundation for everything else on a food service site.

The Three Migration Routes

Grease reaches exterior surfaces by three mechanisms, and they require different responses. Programs that treat all grease as one problem address only the most visible route.

What Grease Does to Substrates

  • Porous concrete absorbs it. Sustained contact produces staining that lightens rather than clears, and the surface becomes progressively easier to re-contaminate.
  • Asphalt is chemically vulnerable, since grease and petroleum residues act as solvents on the binder and soften it β€” the same mechanism that damages industrial pavement.
  • Sealed and decorative surfaces resist penetration while the sealer holds, which is a strong argument for maintaining sealer on restaurant hardscape specifically.
  • Unglazed tile and pavers hold grease in joints even when the units look clean, which is why patio joints frequently remain darker than the field.
  • Painted and coated surfaces below exhaust discharge degrade faster, because the deposit holds moisture and interferes with the coating.

Slip Exposure

Grease on a walking surface reduces traction, and the exposure concentrates exactly where footfall is heaviest β€” entries, patio perimeters, and the routes between kitchen and patio. It is also frequently invisible: a thin transferred film on a surface that looks clean has meaningfully reduced traction.

Two consequences follow. First, grease-affected walking surfaces justify a shorter cycle than appearance alone would suggest, because the interval is being set against a safety condition rather than a visual one. Second, wet weather amplifies it substantially, which makes pre-wet-season cleaning of grease-affected surfaces a safety measure rather than an appearance one.

Why Pressure Alone Fails

Grease is bonded chemically rather than sitting mechanically on the surface. Pressure without heat and appropriate chemistry does three unhelpful things: it drives contamination deeper into porous substrate, it spreads it across a wider area, and it polishes the surface β€” which can leave a patio or entry visually improved and functionally more slippery than before.

What works is heated water with an appropriate alkaline degreasing product and adequate dwell time, allowing the chemistry to break the bond before any mechanical action. Containment Beats Cleaning

Every route in the table above has a control that operates upstream of any cleaning, and those controls are consistently cheaper than the cleaning they displace.

  1. Exhaust filtration serviced on schedule. Deposition rate on surrounding surfaces is directly related to filter condition, and this is usually a kitchen equipment contract rather than an exterior one β€” which is why nobody connects the two.
  2. Grease receptacle containment. A receptacle without a containment tray or bund deposits on the slab at every service.
  3. Service-exit matting and a defined path. Tracked transfer largely stops at the door if the door is equipped.
  4. Patio service practice. Bussing routes and spill response at the point of occurrence prevent a substantial share of patio soil.
  5. Receptacle servicing frequency matched to actual generation rather than a default schedule.

A restaurant that addresses the three routes at source can typically extend its cleaning intervals materially without any change in condition β€” which is a better outcome than cleaning more often.

Wash Water From Grease-Affected Surfaces

Wash water from patios, service exits, drive-thru lanes, and enclosures carries grease and organic material. Containment and recovery are the appropriate default, and food-service area cleaning specifically receives attention in many local stormwater programs.

A useful exercise that takes twenty minutes: walk the site and mark on a plan where each of the three routes deposits. Exhaust discharge and what sits below it; the paths staff actually take between kitchen, patio, and waste area; and every point where grease is handled or transferred.

The resulting map usually explains conditions that had seemed unrelated β€” a stained walkway section, a persistently slippery patio corner, a pest problem at a particular wall β€” and it identifies which containment control would remove the most load.
