Office properties frequently have both a parking structure and surface parking, and they are commonly maintained as one line item. They should not be. Drainage Is the First Question

Before any structure cleaning is scoped, establish where the drainage goes. Structures frequently drain to sanitary sewer or to an oil-water separator rather than to storm infrastructure, and that determines what is permissible. The practical measures are scheduling when occupancy is lowest, ensuring mechanical ventilation is running where present, choosing lower-hazard products where they are adequate, and rinsing thoroughly so no residue remains on contact surfaces.

Drying is the other ventilation consequence and it is frequently underestimated. A structure level does not dry like an open lot, and releasing a level that is still wet β€” onto a polished concrete surface, in weak lighting, used by pedestrians β€” is the highest-exposure mistake available in structure cleaning.

Stair Cores and Circulation

Stair cores are the most-used and least-maintained element of most parking structures. Every occupant who parks above or below the entry level walks one, twice a day. They accumulate a distinctive load β€” spilled beverages, discarded material, biological soiling, and odor in enclosed spaces β€” and they present stairs, handrails, and landings that carry direct pedestrian exposure.

They also frequently have the worst lighting on the property, and they are concealed, which makes them a vandalism and security consideration as well as a maintenance one. A reasonable approach is a shorter cycle on stair cores than on parking levels, and inspection at the same interval as building entrances rather than as parking.

Surface Lot Considerations

  • Zone by proximity to the entrance. Visitor stalls and entrance-adjacent rows accumulate more staining and are seen by everyone; remote employee areas change slowly.
  • Striping and markings, which signal deferral strongly and affect usable capacity when unclear.
  • Accessible stalls, aisles, and route continuity to every entrance.
  • Drainage clearing before the wet season, since large impervious areas produce widespread problems quickly.
  • Landscape island maintenance, where organic drop and irrigation overspray reach pavement.
  • Lighting, inspected after dark rather than assumed.

Scheduling
