Glass and Glazing Area Considerations

Glazing is not a surface that exterior cleaning treats; it is a constraint that exterior cleaning has to work around. On an office building the glazing band runs continuously across the ground floor and the entrance, which means almost every plaza, walkway, and elevation scope has glazing within overspray range.

This guide covers what glazing constrains, what damages it, and how exterior cleaning and window cleaning should be sequenced relative to each other.

What Damages Glazing

  • Acidic chemistry, which can etch glass permanently. Acidic products are used for mineral deposits and rust and are exactly the chemistry most likely to be in use near a wall base.
  • Alkaline residue left to dry, which can stain and, on some coated glass, damage the coating.
  • Mineral deposits from hard water rinse, which bond over time and become progressively harder to remove.
  • Abrasive contact, from equipment, hoses, or grit carried in runoff.
  • High pressure on seals and gaskets, which can displace sealant and admit water into the glazing assembly.
  • Runoff from elevation cleaning above, carrying dissolved soil and chemistry down across the glass.

The first and last of these account for most incidents. Acidic damage is generally not reversible; runoff staining usually is, but only if addressed before it sets.

Coated and Treated Glass

Modern office glazing frequently carries coatings β€” low-emissivity, reflective, and applied films β€” that have their own chemical compatibility requirements and can be damaged by products that are harmless to uncoated glass. Applied films in particular are vulnerable at the edges.

The practical discipline is the same as for any substrate: identify what is there before choosing a method, and test on a small area before committing. Where the glazing specification is not known, the manufacturer or the window cleaning contractor is usually the fastest route to an answer.

Sequencing With Window Cleaning

This is the coordination that matters most and it has one rule: exterior and facade cleaning before window cleaning, never the reverse.

Elevation washing, canopy cleaning, and plaza work all deposit runoff, overspray, and airborne soil on glass below. Window cleaning performed first is simply undone. Where the two trades are managed separately β€” which is common β€” nobody owns the sequence, and each performs correctly while collectively producing a worse result at higher combined cost.

A shared calendar resolves it. So does specifying the dependency in both scopes rather than assuming the vendors will coordinate.

Protecting Glazing During Exterior Work

  1. Establish a buffer near glazing and adjust method within it rather than covering everything.
  2. Control overspray direction, particularly in wind, which carries chemistry further than expected.
  3. Rinse glazing promptly where contact occurs, rather than at the end of the shift.
  4. Avoid acidic products near glazing where an alternative will do the job.
  5. Protect seals and gaskets from direct high-pressure contact.
  6. Do not let rinse water dry on glass, particularly where water is hard.
  7. Photograph glazing condition beforehand where any question could arise.

Frames, Seals, and the Glazing Assembly

The frame and seal are more vulnerable than the glass. Direct pressure can displace sealant, open a path into the glazing assembly, and produce water intrusion that appears later as interior staining or fogging between panes.

This is the concealed-damage category, and it follows the same logic as water driven behind cladding: not visible at the walkthrough, expensive when it appears, and settled by the pre-work condition record. Entry Glazing Specifically

Entry glazing is examined at arm's length, physically touched, and surrounded by hardware that cleaning can disable β€” sensors, card readers, automatic and revolving mechanisms, and intercoms. It also degrades fastest, because it takes hand contact all day.

This is a strong argument for a short touch-up cycle on entry glazing specifically, independent of the building's window cleaning schedule. It is a small scope, it addresses the surface most closely inspected on the property, and it is inexpensive relative to a full glazing cycle.
