Campus planning appears elsewhere in the Academy β hospital campuses in hospital campus exterior planning, retail centers, resort grounds. Those share a premise: one property, multiple buildings, a common standard, and a plan that mostly concerns sequence and disruption.
An industrial campus does not share that premise. The difference between the visitor entrance and the process yard four hundred meters away is not one of degree. They have different soiling, different water-handling requirements, different authorization paths, different acceptable outcomes, and often different budget owners. A single site-wide maintenance standard applied across both will be simultaneously too strict for one and too loose for the other.
Why Campus Planning Differs Here
Three characteristics separate industrial campus planning from every other type covered in this Academy.
- The contaminant varies by location. On a retail center, dirt is dirt everywhere. On an industrial campus, the material on a surface may be atmospheric soiling in one zone and process-specific residue fifty meters away β and those are not the same maintenance problem, as covered in the hub's treatment of contaminant profile.
- Authorization varies by location. Parts of the campus are effectively open; parts require permits, escorts, and orientation. This is a planning variable, not an operational detail.
- The audience varies by location. Some zones are seen by the community, job candidates, and customers conducting supplier audits. Others are seen only by people who work there. These justify different standards, and pretending otherwise wastes money in one place while under-serving the other.
Zone by Contaminant and Authorization, Not by Map
The common approach is to divide a campus geographically β north yard, south yard, building 3. This is easy to draw and unhelpful to plan with, because two adjacent areas may have nothing in common operationally.
A more useful division uses two axes: what is on the surfaces and what it takes to get authorized to work there. Zones defined this way group work that can actually be executed together, share a water-handling approach, share a permit path, and can be specified with one standard.
The practical test is whether every area inside a proposed zone can be described by the same sentence covering contaminant, water handling, authorization, and standard. If it cannot, the zone is drawn wrongly.
The Six Zone Types
Most manufacturing campuses resolve into some version of the following. Not every site has all six, and some have several instances of one.
- Public and community-facing frontage β entrance, signage, visitor parking, the elevation visible from the road. Conventional soiling, open authorization, highest appearance standard on site.
- Administrative and employee areas β office elevations, staff parking, walkways, break areas, smoking shelters. Conventional soiling, open authorization, appearance and safety both matter.
- Logistics and service areas β shipping, receiving, docks, waste, yard circulation. Industrial but conventional soiling; largely shared with warehouse practice in the Warehouse & Distribution Authority Center.
- Process-adjacent exterior areas β surfaces near production, beneath equipment, along process buildings. Potentially process-specific residue, strict water handling, permit-dependent.
- Material handling and storage areas β raw material yards, bunkers, tank farms, chemical storage. Covered in raw material storage area maintenance.

Assigning every square meter of the campus to exactly one zone, with one owner, is the single most useful output of a campus planning exercise. Unassigned areas are precisely the areas that get skipped for years.
Circulation and Segregation
Industrial campuses carry several traffic types that do not mix well: employee vehicles, visitor vehicles, delivery trucks, internal plant movement, mobile equipment, and pedestrians. Exterior maintenance interacts with all of them, because the crew occupies space and moves hoses, equipment, and water across routes.
The planning question is which routes the work will cross and what happens to that traffic while it does. On a campus with segregated pedestrian routes, blocking one for cleaning pushes people onto vehicle routes β which is the moment the maintenance activity becomes the hazard. Two practical habits: identify the alternate route before closing the primary one, and treat any diversion that puts pedestrians into vehicle space as requiring the same planning attention as the cleaning itself.
Sequencing Work Across Zones
Sequence matters more on industrial campuses than elsewhere because material migrates. Cleaning a frontage before the adjacent yard is worked means the frontage receives the yard's track-out.
- Work from the dirtiest zone outward where zones are hydraulically or physically connected, so that migration lands on surfaces not yet cleaned.
- Break the sequence where water handling differs. A zone requiring full containment should not drain into a zone being worked conventionally; where that risk exists, sequence and containment need to be planned together rather than separately.
- Group by authorization path, so permit-dependent work is batched and the plant's approval effort is spent once.
- Put community-facing zones on their own cycle. They are the areas most visible and least dependent on the rest of the campus, and coupling them to process-area scheduling delays them for no benefit.
Boundaries Between Zones
The transitions between zones are where campus maintenance most often fails, for a straightforward reason: they belong to two owners, which usually means neither.
Gates, cattle grids, wash-down points, transition slabs, and the first several meters of a route leaving a yard all accumulate whatever the adjacent zone produces, and all sit at the edge of two scopes. Naming the owner of each boundary explicitly β rather than letting it fall between zone definitions β resolves most of it. The same logic applies to drainage: where a boundary is also a drainage transition, the responsibility for what accumulates there should be stated rather than assumed.
Consistency Across Multiple Campuses
Organizations running several plants face a familiar tension: corporate wants comparability, and each plant argues it is different. Both are right, and the resolution is to standardize the framework rather than the specification.
What travels well across campuses is the zone taxonomy, the standard-setting method, the inspection instrument, the reporting format, and the escalation thresholds. What does not travel is frequency, method, and acceptable condition, because those depend on the process, the climate, and the surrounding land use. A plant in the Central Valley and one on the North Bay coast will not have the same interval for the same surface.
