Industrial Exterior Inspection Checklist

A working inspection instrument for industrial exteriors β€” organized by zone, because that is how an industrial site actually fails.

This is a condition inspection: it asks what is wrong. It is deliberately distinct from the appearance audit in industrial facility appearance standards, which asks how well the standard is being met, and from the walk instrument in the industrial campus walkthrough, which follows a route rather than a zone list. Sites running all three should run them at different cadences; sites running one should usually run this one.

How to Use This Checklist

  • Work zone by zone, completing each before moving on. The zones follow the taxonomy in manufacturing campus exterior planning.
  • Record location specifically. "Yard" is not a location; "north yard, bay 4 apron" is.
  • Separate maintenance findings from engineering findings. Cleaning does not address settlement, spalling, or joint failure, and mixing them sends the wrong response.
  • Note whether a condition is new, stable, or worsening, which is more actionable than the condition alone.
  • Run it at least once immediately after the wet season, when the evidence is clearest.

Before You Start

  • Confirm which zones require permits, escorts, or orientation, and arrange them in advance β€” see maintenance around active production.
  • Confirm any restricted areas that are out of scope for the inspection.
  • Take the previous inspection record, so conditions can be compared rather than rediscovered.
  • Check recent weather. Findings on drainage and ponding are only meaningful in context.
  • Identify who receives the output and what they can act on.

1. Community-Facing Frontage and Entrance

  • Approach road, entrance apron, and gate area β€” surface condition, accumulation, track-out from internal routes.
  • Visitor parking β€” surface, markings, accessible spaces and route, drainage.
  • Signage and identification β€” legibility, soiling, obstruction by vegetation or accumulation.
  • Pedestrian route from visitor parking to reception β€” continuity, traction, obstruction, level changes.
  • Entrance elevation and glazing β€” soiling, deposition, staining, organic growth.
  • Landscape and perimeter interface β€” encroachment onto paved surface, drainage interruption.
  • Boundary fencing and perimeter visible from the road β€” condition, accumulation, growth.
  • Lighting and its surrounds β€” obstruction, soiling of fittings affecting output.

2. Employee and Administrative Areas

  • Staff parking surface, markings, drainage, and accumulation in low-use bays.
  • Walking routes from parking to entrances β€” traction, continuity, obstruction, standing water.
  • Crossing points where pedestrian routes meet vehicle routes β€” marking legibility, sightlines.
  • Entrances used by shift staff, including at night β€” surface condition, lighting, traction.
  • Break areas, smoking shelters, and outdoor amenity surfaces β€” cleanliness, drainage, waste accumulation.
  • Cycle and locker areas, where present.
  • Office elevations β€” soiling, deposition from process areas, organic growth on sheltered aspects.
  • Waste and recycling points serving these areas β€” enclosure condition, surrounding accumulation, drainage.

3. Circulation and Traffic Routes

  • Route surface along the travelled line β€” rutting, depressions, joint and edge breakdown.
  • Turning areas, pivot points, and standing positions, assessed individually β€” see heavy equipment and industrial traffic routes.
  • Outrigger and lift positions, where used β€” condition relative to surrounding surface.
  • Route markings β€” legibility of directional, hazard, speed, and segregation marking.
  • Pedestrian segregation β€” continuity, marking, barriers, crossing points.
  • Sightlines at intersections and building corners β€” encroachment by stored material or vegetation.
  • Surface material β€” embedded material, fluid deposits, traction.
  • Standing water and drainage along routes.
  • Emergency and fire access routes β€” passability, obstruction, hydrant and access point approaches.
  • Clearance and usable width β€” reduction by storage, equipment, or accumulation.

4. Shipping, Receiving, and Service Areas

  • Dock aprons and approach surfaces β€” loading damage, rutting, drainage.
  • Dock levellers, edges, and pits β€” accumulation, drainage, debris.
  • Trailer and vehicle standing areas β€” surface condition, fluid deposits.
  • Yard circulation and manoeuvring areas.
  • Waste compaction and skip areas β€” surrounding surface, leachate staining, drainage.
  • Pedestrian routes crossing the service area.

5. Material Storage Areas

  • Boundary and the first stretch of every exit route β€” track-out extent and whether it is lengthening.
  • Discharge point aprons β€” accumulation pattern and surface condition.
  • Bay and bunker walls, dividers, and wall-to-floor junctions β€” consolidated accumulation, impact damage.
  • Working face surfaces β€” loading damage, abrasion.
  • Approach surfaces β€” rutting from repetitive loaded movement.
  • Containment features, where present β€” integrity, obstruction by accumulation.
  • Drainage features β€” silting, capacity, evidence of ponding.
  • Unpaved-to-paved transitions β€” breakdown, migration, drainage interruption.
  • Fine material accumulation in sheltered areas beyond the zone, indicating airborne travel.

6. Fabrication and Working Yards

  • Fines accumulation and distribution pattern β€” and whether the pattern has shifted.
  • Rust staining extent, and whether it is spreading beyond fines accumulation areas.
  • Surface profile from spatter β€” traction and material retention.
  • Staged and cribbing footprints β€” depression, moisture retention, condition once exposed.
  • Fluid deposits from equipment and staged items.
  • Drainage features, which receive metallic fines continuously.
  • Edges and transitions to circulation routes.
  • Coating and blast residue areas, where applicable β€” see fabrication yard surface care.

7. Utility Corridors and Pipe Rack Areas

  • Base plates and support foundations β€” accumulation, standing moisture, distress at the interface.
  • Ground surface beneath wide racks β€” consolidated accumulation, condition relative to open surface.
  • Low points and drainage features β€” capacity, obstruction, ponding evidence.
  • Fall and flow evidence β€” staining lines, silt deposits, residual water marks.
  • Walkways and crossing points β€” traction, obstruction, continuity, edge condition.
  • Clearance and encroachment β€” stored material, vegetation, accumulation reducing access.
  • Markings and identification legibility.
  • Interfaces with adjacent zones.

8. Outdoor Process Equipment Areas

  • Approach route width and obstruction.
  • Working position condition β€” where technicians stand, traction and accumulation.
  • Deposition pattern β€” extent, direction, and change.
  • Drainage features β€” presence, obstruction, standing water beneath or around plant.
  • Equipment supports and bases β€” accumulation and moisture at the interface.
  • Fluid evidence indicating leaks β€” a reliability finding as well as a maintenance one.
  • Access to controls, isolation points, and emergency devices β€” obstruction.
  • Labelling and identification legibility.

9. Drainage, Site-Wide

Drainage is inspected within each zone above and also as a system, because its failures are connected.

  • Grates, channels, and trench drains β€” capacity, silting, physical condition, secure covers.
  • Sumps, interceptors, and separators β€” accumulation and access, within site procedures.
  • Low points across the site β€” standing water, evidence of persistent ponding.
  • Flow paths β€” whether surface water travels where intended, particularly across zone boundaries.
  • Grade β€” evidence of fall loss from settlement, repair, or accumulation.
  • Roof, gutter, and downpipe discharge points and the surfaces beneath them.
  • Any drainage feature serving a containment function β€” condition and obstruction only; operation is a site matter.

10. Building Elevations

  • General soiling by aspect β€” sheltered and north-facing elevations behave differently.
  • Deposition from vents, stacks, and process discharge β€” distinguished from atmospheric soiling.
  • Organic growth, particularly on sheltered elevations after the wet season.
  • Staining below openings, fixings, and penetrations.
  • Ground-level splash zones and the surface immediately adjacent.
  • Cladding, coating, and sealant condition β€” engineering findings, recorded not diagnosed.
  • Signage and identification on elevations.

Recording and Escalation

  • Record location, condition, trend, and category β€” maintenance or engineering β€” for every finding.
  • Escalate immediately, without waiting for the report, anything affecting emergency access, pedestrian segregation, traction in a working area, or obstruction of isolation and emergency devices.
  • Route engineering findings to engineering, not to the cleaning schedule.
  • Keep the record comparable between cycles, using consistent area names, so trends are visible.

Frequently Asked Questions

How is this different from the appearance audit?

This inspection asks what is wrong; the appearance audit asks how well the standard is being met. A surface can pass this inspection and still fall short of a Tier 1 appearance standard, and it can look acceptable while carrying conditions this inspection would flag. Sites running both should run them at different cadences, since they inform different decisions.

When should an industrial exterior inspection be run?

At minimum immediately after the wet season, when staining lines, silt deposits, growth, and ponding marks are still readable and the year's condition picture is clearest. A deliberate inspection during or just after rainfall is also worth running separately, because drainage capacity, grade loss, and uncontrolled flow paths are only visible then.

Why separate maintenance findings from engineering findings?

Because cleaning does not address settlement, spalling, joint failure, or structural distress, and recording them together sends the wrong response to the problem while the condition progresses. Each finding should carry a category as well as a location and a trend, so engineering findings route to engineering rather than accumulating on a cleaning schedule.
