Facility management approaches exterior maintenance from a different direction than property management does. The framing is asset preservation and operational continuity rather than appearance and tenant relations, and that changes which decisions matter. A facility manager is generally more interested in whether biological growth is holding moisture against a substrate than in whether the elevation looks clean, and more interested in whether a drainage failure is undermining pavement than in whether the lot presents well.

That framing is also the more accurate one. Most exterior deterioration is water-driven, and most of what looks like a cleanliness problem is a moisture problem that has become visible.

Exterior Maintenance as Asset Preservation

Organic growth is frequently treated as cosmetic, which understates it. Established growth holds moisture against the substrate continuously, and sustained moisture is the mechanism behind most exterior material deterioration β€” accelerated freeze-thaw damage where temperatures allow, salt transport and efflorescence, and shortened service life for coatings whose binder breaks down faster under persistent wetting.

The same logic applies across the exterior. Blocked drainage sends water where the assembly was not designed to take it. Failed joint sealant admits water to a pavement base. Irrigation striking a wall creates a permanent wetting cycle in one location. Framing exterior cleaning as substrate preservation rather than appearance maintenance produces a materially different β€” and more defensible β€” budget argument.

Where to Start

  1. Record substrate type per elevation and per paved area. This single data point governs every method decision downstream and is almost never documented.
  2. Identify EIFS, sealed concrete, and coated surfaces and mark them on the property plan. Crews working at night cannot reliably distinguish these.
  3. Run the building exterior inspection with attention to drainage and active water paths, ideally after rain.
  4. Map storm drain inlets using the storm drain protection checklist. This is the document every future cleaning scope depends on.
  5. Separate cleaning items from repair items and route each to the right budget and the right trade.

Distinguishing Cleaning From Repair

The highest-value judgment in exterior facility management is recognizing when cleaning is the wrong intervention. Recurring efflorescence indicates a moisture path that cleaning does not close. Rust staining returns unless the corroding source is repaired or protected. Chalking and blistering coatings need recoating, not washing. Cracking and spalling are material loss that cleaning cannot address.

Protecting the Envelope During Cleaning

Cleaning carries its own risk to the assets it is meant to preserve, and the serious failures are concealed rather than visible. Water driven behind cladding, into a failed seal, or through an unprotected weep hole can cause damage that appears months later as interior staining, finish blistering, or new efflorescence on a wall that never showed it.

Preventative Scheduling

Exterior work benefits from the same preventative logic applied to building systems: intervene on a schedule calibrated to observed condition, before the failure mode progresses to a more expensive category. In Northern California the two-season pattern makes this unusually tractable β€” clearing drainage and treating growth before the rains, and scheduling major cleaning in spring, aligns intervention with the conditions that drive deterioration.
