Concrete is the most common commercial exterior surface and the most commonly misdiagnosed. Discoloration that looks like soiling is frequently a change within the material itself, and the practical consequence is money spent cleaning things that will not clean. A structured inspection that separates surface conditions from material conditions prevents that.

The second reason to inspect concrete deliberately is that its failure modes are progressive and water-driven. Cracking admits water, water reaches reinforcement or subgrade, and a repair that would have been sealant becomes replacement. Catching the sequence early is the entire value of the exercise.

How to Use This Guide

  1. Inspect in daylight on a dry surface. Wet concrete hides both cracking and staining, and darkens uniformly in a way that conceals the variation you are looking for.
  2. Record surface treatment first. Whether concrete is sealed, coated, stamped, colored, or exposed-aggregate determines every method decision downstream.
  3. Note crack width, not just presence. Width and pattern are what distinguish a sealant item from a structural one.
  4. Distinguish surface staining from material change. If a stain does not lighten when wetted, it is unlikely to be a cleaning item.
  5. Photograph with a reference object where scale matters, and record location precisely enough to find it again.

Inspection Checklist

Surface Treatment β€” Record Before Assessing Anything Else

  • Sealed concrete identified, with approximate age and condition of the sealer
  • Coated concrete identified β€” epoxy, urethane, or decorative coating
  • Stamped, stained, or integrally colored concrete identified
  • Exposed aggregate and specialty finishes identified
  • Polished or densified concrete identified
  • Untreated broom or float finish confirmed where no treatment is present
  • Areas where treatment has worn away or been partially removed noted

Cracking

  • Hairline surface cracking β€” extent and location noted
  • Cracks wide enough to admit water, with approximate width recorded
  • Cracks with vertical displacement between sides β€” a structural and trip-hazard signal
  • Pattern or map cracking across a surface area
  • Cracks radiating from corners, penetrations, or fixture bases
  • Cracks that have opened since a prior inspection, where records exist
  • Vegetation growing in cracks, which accelerates opening

Surface Deterioration

  • Spalling β€” loss of surface material, with extent and depth noted
  • Scaling β€” flaking of the surface layer, common where de-icing or freeze-thaw applies
  • Exposed aggregate where the paste has worn away
  • Delamination β€” hollow-sounding areas indicating a separated surface layer
  • Exposed reinforcement, with any corrosion staining noted
  • Pop-outs and surface pitting
  • Erosion at downspout discharge points and drainage paths
  • Worn or polished areas at high-traffic pivot points

Joints

  • Expansion joint sealant present, intact, and adhered on both sides
  • Control joints clear, uncracked at the joint line, and functioning
  • Joint filler missing, degraded, or displaced
  • Vegetation or soil accumulation within joints
  • Faulting β€” vertical displacement between slabs at a joint
  • Joint spalling at slab edges
  • Sealant at the building interface intact

Staining and Deposits

  • Oil, transmission fluid, and hydraulic staining, with age estimated where possible
  • Rust staining, with the source identified where visible
  • Efflorescence, and whether it is recurring at the same location
  • Organic staining from leaf, fruit, or berry drop
  • Biological growth β€” algae, moss, lichen, and where it concentrates
  • Gum accumulation at pedestrian concentration points
  • Paint, adhesive, sealant, or construction residue
  • Acid or chemical etching β€” note that this alters the material and will not clean out
  • Tire marks, scuffing, and rubber transfer

Drainage and Water Behavior

  • Slope directing water away from buildings and off the walking surface
  • Ponding locations noted after rain, with approximate extent and depth
  • Drain inlets within or adjacent to the concrete clear and functioning
  • Water tracking patterns visible as deposit lines or growth
  • Irrigation overspray striking concrete surfaces
  • Persistent damp areas that do not dry with the surrounding surface

Separating Cleaning Items From Repair Items

This is the determination the inspection exists to support. Concrete conditions fall into three groups with different owners and different budgets.

The two rows worth dwelling on are efflorescence and rust, because both clean successfully and both come back. Treating either as a recurring cleaning line item rather than a symptom is a common and avoidable pattern. See efflorescence, rust, and mineral staining.

Why Sealed Concrete Changes the Approach

Sealed and coated concrete requires identification before any cleaning method is chosen, because aggressive pressure or incompatible chemistry can strip or cloud the treatment. The failure is easy to miss at the time and obvious afterward: a surface that previously repelled staining begins absorbing it, and the property has lost a treatment it paid for.

Two practical consequences. First, mark treated areas on the property plan so a crew arriving at night does not have to guess. Second, require a test area on any surface where treatment is present or suspected β€” it costs nothing and settles the question before the whole surface is committed.   • High-traffic pedestrian concrete β€” inspect quarterly.
  • Vehicle-area and service-area concrete β€” inspect quarterly, with attention to staining and joint condition.

  • After-rain inspection β€” at least once during the wet season for drainage and ponding.
  • After any adjacent construction or utility work β€” settlement and damage frequently follow.

How can I tell if concrete staining will clean out?

Rather than a single threshold, the practical signals are whether a crack is wide enough to admit water, whether it shows vertical displacement between sides, and whether it is opening over time. Yes.
