A building exterior is a system rather than a surface, and most of what a cleaning contractor eventually encounters was created by something else: a failed seal, a misdirected downspout, an irrigation head pointed at a wall. Inspecting the exterior with that framing produces better decisions than inspecting it as a cleanliness question, because it distinguishes conditions that cleaning will resolve from conditions that cleaning will only postpone.
This guide is organized top-down β roofline, upper elevations, ground-level, entries β which is both the order water travels and the order exterior work should be sequenced.
How to Use This Guide
- Walk the full perimeter, including rear and side elevations that face nothing. These are inspected least and deteriorate most.
- Inspect in daylight, and note which elevation faces which direction. Orientation predicts biological growth almost perfectly.
- Inspect after rain at least once per season, when active water paths, staining, and drainage failures are visible.
- Use binoculars or a zoom photograph for upper elevations rather than guessing or skipping them.
- Record substrate type per elevation. This is the single most valuable data point for any future cleaning scope.

Inspection Checklist
Substrate Identification β Record Before Anything Else
- Substrate type per elevation recorded β masonry, concrete, stucco, EIFS, metal panel, composite, wood, glass curtain wall
- EIFS and synthetic stucco elevations identified and marked; these require alternative methods
- Coated or painted surfaces identified, with approximate age and condition of the coating
- Sealed or treated masonry identified
- Decorative, historic, or specialty finishes identified
- Mixed-substrate elevations noted, with transition points recorded
Roofline, Drainage, and Water Management
- Gutters clear, secure, and draining
- Downspouts intact, connected, and discharging away from the building base
- Scuppers and overflow outlets clear
- Staining below scuppers, downspouts, and roof edges indicating overflow or leakage
- Parapet and coping condition β joints, sealant, and evidence of water entry
- Fascia, soffit, and trim condition
- Roof-mounted equipment and any staining tracking down the elevation beneath it
- Evidence of ponding or drainage failure visible from grade
Facade Condition
- Cracking in masonry, concrete, or stucco, with location and approximate width noted
- Spalling, delamination, or loss of surface material
- Coating condition β chalking, fading, blistering, peeling, or exposed substrate
- Mortar joint condition on masonry, including areas needing repointing
- Panel joints and sealant condition on metal and composite cladding
- Efflorescence, with location and whether it is recurring
- Rust staining, with the corroding source identified where visible
- Impact damage at vehicle-adjacent and service-area elevations
- Weep holes present and unobstructed
Biological Growth
- North-facing and shaded elevations assessed first β growth concentrates here predictably
- Algae, biofilm, or discoloration extent by elevation
- Moss and lichen, particularly at joints, ledges, and horizontal surfaces
- Growth patterns tracking a water source β downspout, seal failure, or irrigation
- Irrigation heads striking the building, with location noted
- Vegetation in contact with the building, including vines and overgrown planting
- Growth at the wall base indicating splash-back or grade issues
Ground-Level and Base Conditions
- Grade sloping away from the building
- Splash-back staining at the wall base
- Landscaping and mulch held back from direct contact with the wall
- Base flashing and weather barrier terminations intact
- Utility penetrations sealed
- Wall base cleanliness β soiling, growth, deposits, and staining
- Evidence of moisture wicking or persistent dampness at the base
Entries, Glazing, and Signage
- Entry canopies and soffits β condition and cleanliness
- Glazing condition, including seals, gaskets, and any staining or etching
- Frames, thresholds, and door hardware condition
- Entry paving condition and cleanliness
- Illuminated and non-illuminated signage β condition, cleanliness, and legibility
- Awnings and fabric elements β soiling, growth, tears, and staining
- Handrails, guardrails, and stair nosings at entries
- Exterior lighting at entries operational and clean
Distinguishing Cleaning From Repair
The most valuable output of a facade inspection is a clear split between what cleaning will fix and what it will not. Getting this wrong is expensive in both directions β money spent cleaning a coating that needs replacing, and deterioration allowed to continue while cleaning is scheduled repeatedly.

Why Elevation Orientation Belongs in the Record
North-facing elevations in Northern California receive the least direct sun, stay damp longest, and support biological growth at a materially higher rate than south and west elevations on the same building. This is predictable enough that it should drive scheduling rather than be rediscovered each time.
In practice this means a building rarely needs uniform treatment. A north elevation may justify treatment on a cycle that would be wasteful applied to the south elevation, and scoping them separately is usually cheaper than cleaning the whole building at the frequency the worst elevation requires.
Frequency
- Ground-level and entry elevations β inspect quarterly.
- Full building perimeter including upper elevations β inspect semi-annually.
- After-rain inspection β at least once early in the rainy season, focused on drainage and active water paths.
- Post-storm inspection β after any significant wind or rain event.
- Pre-budget inspection β annually, to inform capital planning for coatings, sealants, and envelope work.
What This Guide Does Not Cover
This is a visual inspection from grade. It is not a building envelope assessment, a structural evaluation, a roof inspection, or a coatings survey, and it cannot detect concealed moisture within an assembly. Where findings suggest water entry, structural cracking, or coating failure, the appropriate next step is an assessment by the relevant professional rather than a cleaning scope.

How often should a commercial building exterior be inspected?
Ground-level and entry elevations warrant quarterly inspection, with a full perimeter inspection including upper elevations semi-annually. Add an after-rain inspection early in the wet season focused on drainage and active water paths, a post-storm inspection after significant weather, and an annual inspection timed to inform capital budgeting.
Why does biological growth concentrate on one side of the building?
Orientation determines how long a surface stays damp. North-facing elevations receive the least direct sun, dry slowest, and support algae, moss, and lichen at a materially higher rate than south and west elevations on the same structure. Shading from adjacent buildings and mature landscaping produces the same effect regardless of orientation.
What is EIFS and why does it need to be identified?
EIFS β exterior insulation and finish system β is a synthetic wall assembly that closely resembles conventional stucco but has a soft finish coat over insulation board. It is easily damaged by pressure, and water driven into the assembly can cause concealed damage that appears months later. Identifying and marking EIFS elevations before any cleaning is scoped is one of the more important preventative steps a property can take.
Should cleaning happen before or after facade repairs?
Repairs first as a general rule, since cleaning a surface that is about to be repointed, patched, or recoated wastes the cleaning. The exception is where cleaning is needed to assess the extent of a problem β in that case a limited diagnostic cleaning of the affected area, rather than the whole building, is the efficient approach.
