Why the First Storm Is the Dangerous One
The region's climate concentrates rainfall into a defined season following a long dry period, and that pattern produces a specific and repeating failure mode. Through the dry months, drainage paths fill with leaf litter and windblown debris, walkway surfaces accumulate a fine film of dust and organic material, and roof and gutter systems collect whatever the trees dropped. None of it causes a problem while it is dry.
The first significant rain then arrives and does three things simultaneously. It mobilises the accumulated debris into drains that are already partly obstructed. It converts the dry film on walkways into a genuinely slippery layer. And it tests every drainage assumption on the property at once, after months during which nothing tested them.
This is why incident and water-intrusion reports cluster around the first storms of the season rather than the heaviest ones. By January, the system has been flushed and the surfaces have been washed. The exposure is highest in the transition.
The Walkway Traction Problem
The most under-appreciated seasonal risk is the one on the ground. Concrete that has spent a dry summer accumulating dust, pollen, atmospheric particulate, and the beginnings of organic film looks perfectly normal. When it first gets wet, that layer becomes a low-friction film β and it is at its worst on the first wet day, before rainfall has had a chance to wash it away.
The surfaces at greatest risk are predictable: shaded walkways that never fully dry, areas under tree canopy where organic deposition is heaviest, entry thresholds where wet shoes meet smooth interior flooring, ramps and sloped walks, and exterior stairs. On properties with any of these, cleaning walkway surfaces before the season is a direct incident-reduction measure rather than a cosmetic one.
Drainage: What Actually Needs Clearing
- Roof drains, scuppers, and overflow outlets β where blockage produces ponding on a roof never designed to hold standing water.
- Gutters and downspouts, including the discharge point, which is frequently blocked at ground level rather than above.
- Parking lot catch basins and area drains β usually full of the summer's leaf litter and readily cleared.
- Trench drains at loading docks and garage entries β narrow, easily obstructed, and the failure point for water entering a structure.
- Landscape drains and swales, where mulch and plant debris migrate over the dry season.
- Below-grade stair and ramp drains β the highest-consequence blockages on any property, since there is nowhere else for the water to go.
Clearing surface debris around these inlets before the season is straightforward. Verifying that the drain lines themselves flow is a separate exercise and worth doing on properties with any history of backup.
Organic Growth on Elevations
Wet months are when algae, moss, and lichen establish on shaded building elevations, north-facing walls, and hardscape under canopy. Growth that begins the season already present expands considerably faster than growth starting from a cleaned surface. Cleaning affected elevations before the wet season therefore reduces how much growth develops during it β the same work performed in spring merely removes what has already accumulated.
On the same principle, moss and organic film on walkways, stairs, and pavers should be addressed before the season rather than after, because those surfaces are both a traction issue and a growth reservoir.
A Practical Pre-Season Sequence
- Survey and document. Walk the property specifically looking at drainage and traction, photographing conditions. This also creates a record if anything is disputed later.
- Clear roof, gutter, and drain debris first, since this is the highest-consequence item.
- Clean walkways, entries, stairs, and ramps, prioritizing shaded and canopy-covered areas.
- Address elevations with existing organic growth before the wet season lets it expand.
- Clean hardscape under trees where tannin staining and organic film concentrate.
- Check entry matting and transitions, since interior slip incidents in wet weather concentrate at thresholds.
- Confirm the wet-weather response plan β who inspects during storms, and who clears a blocked drain at 6:00 AM on a Saturday.
Timing
The work should be complete before the first significant rain rather than before the calendar date on which rain is expected. Because the transition varies year to year, properties that schedule this work in early autumn reliably get it done; those that wait for a forecast are competing for the same crews as everyone else with the same idea, in a narrow window.
The Post-Season Counterpart
The wet season leaves its own residue: organic growth that established during the wet months, mineral and tannin staining from prolonged wetting, and debris deposited by storms. A post-season clean addresses these while they are still shallow. Properties running both a pre-season and post-season pass generally find that neither one needs to be intensive, which is the practical form the preventative argument takes in this climate.
