Parking Garage Cleaning
Structured parking combines every difficulty of concrete cleaning with enclosed drainage and a property that cannot close.
Why Garages Are Harder Than Lots
An open parking lot drains to the environment and can usually be cleaned in sections during a closed window. A parking structure has neither advantage. The drainage is engineered and enclosed, frequently tied into systems where wash water discharge is regulated. The decks are occupied around the clock in most office, hospital, and residential settings. And the enclosed environment means fumes, noise, and moisture have nowhere to disperse.
The result is that garage cleaning is planned in phases far more than it is planned in methods. A typical structure is cleaned deck by deck, or bay by bay within a deck, with each zone barricaded and released before the next begins.
What Accumulates in a Structure
- Tire rubber and traffic film at turning radii, ramps, and entry aprons β the darkest areas in any garage.
- Oil and fluid drip lines in the center of every stall, forming the characteristic double-row staining pattern down each bay.
- Brake dust and metallic particulate settling on decks and ledges, which can rust-stain concrete over time.
- Bird activity on upper decks, ledges, and structural members, particularly in open-air top levels.
- Efflorescence and mineral staining where water migrates through the deck slab from above.
Drainage Is the Central Constraint
Where the garage's floor drains actually go determines what is permitted. Drains routed to the sanitary sewer may accept wash water under a local authority's rules; drains routed to storm systems generally may not accept anything but clean rinse water. Many structures have both, sometimes on different decks, and neither is reliably labelled. Establishing the drainage picture before work starts is not a formality β it is what separates a compliant job from a reportable discharge.
Sequencing an Occupied Structure
The practical approach on an occupied garage is advance notice to tenants or residents, clear signage several days ahead, a published deck schedule, and vehicle relocation guidance. Crews work the vacated zone, allow drying time, and reopen before moving on. In office settings this is usually done over a weekend; in residential and hospital settings it is typically overnight and spread across more nights with smaller zones.
Ventilation and Occupant Comfort
Detergent odour, exhaust from equipment, and humidity all linger in a partly enclosed structure. Method selection in garages leans toward lower-odour chemistry and equipment placement that keeps exhaust outside the deck being cleaned β considerations that rarely matter outdoors and matter a great deal here.

Does a parking garage have to close during cleaning?
The whole structure does not, but each working zone does. Standard practice is to phase the work deck by deck or bay by bay, barricade only the active zone, and reopen it once the surface has dried. With advance notice and a published schedule, most structures stay functional throughout.
Where does the wash water go in a parking structure?
That depends entirely on how the structure was built, and it must be established before work begins. Drains tied to the sanitary sewer may accept wash water under local rules; drains tied to the storm system generally may not. Many garages contain both, so verifying the drainage routing is a required first step rather than an optional one.
How often should a parking structure be cleaned?
Most commercial structures settle on an annual or semi-annual full clean, with more frequent attention to entry aprons, ramps, elevator lobbies, and stairwells where appearance and odour are most noticed. Structures serving restaurants, hospitals, or heavy residential turnover generally justify the shorter cycle.
