
Quality Control Inspection Process
Quality control happens during the work, not after it β the in-progress checkpoints that prevent rework, and the conditions that become unrecoverable if missed.

Final inspection catches problems too late to fix cheaply. By the time a crew has demobilized, a coverage failure means a second mobilization, and a substrate problem may already be permanent. Quality control on commercial exterior work is therefore an in-progress activity, and the checkpoints matter more than the final walk.
The Checkpoint Sequence
- Before mobilization. Confirm access, water, power, lighting, and that areas were cleared. A crew arriving to an uncleared lot has already lost part of the window.
- Test area, before full application. On each distinct substrate, inspected in daylight when dry and approved in writing. This is the single most important checkpoint.
- First completed section. Verify coverage, uniformity, and edge detail against the test area before the same method is applied across the property.
- At each substrate transition. Where the method changes, the first section under the new method warrants the same check.
- Mid-scope, on long jobs. Quality drift over a long shift is real, particularly on overnight work.
- Before release of each area. Surfaces dry, controls appropriate, drains uncovered, debris collected.
- Final walkthrough. In daylight, on dry surfaces, against written criteria.
What Must Be Caught Early
Some conditions are recoverable at any point and some are not. The distinction determines where inspection attention belongs.

The bottom three rows are why the test area checkpoint matters more than every other inspection combined. They are also why a contractor who resists a test area is telling you something useful.
Inspecting Conditions Correctly
- Daylight, dry surface. Wet pavement darkens uniformly and conceals both remaining soiling and new damage. Artificial light flattens the shadows that reveal striping.
- Low-angle viewing. Striping and lap marks are visible along the surface and nearly invisible looking straight down.
- Multiple directions. Uniformity problems appear from one approach and disappear from another.
- Against the test area, not against a memory of what the surface used to look like.
- Including under and around obstructions, which is where coverage failures concentrate.
Verifying the Invisible Elements
Several scope elements cannot be checked by looking at the result: whether containment was deployed before water was applied, whether the disposal path was what was stated, whether the method matched the specification, and whether the committed window was worked.
These are verified from documentation rather than inspection β photographs of containment in place during the work, the disposal record, methods and products applied, and the times worked. Requiring these as scope deliverables means they arrive without being chased. See maintenance documentation.
Who Performs the Checks
On most commercial work the contractor performs quality control and the property performs quality assurance β the contractor checks its own work as it proceeds, and the property verifies at defined points. Both are needed, and conflating them is a common structural weakness.
A contractor with no internal quality control produces work whose consistency depends entirely on which crew showed up. A property with no verification has no basis for acceptance beyond the contractor's own assessment. The defined checkpoints above are where the two intersect.
On Recurring Programs
The checkpoint burden drops substantially after the first few cycles on a recurring program, because the substrates, methods, and expected outcomes are established and documented. What remains worth doing every cycle is a release check on each area and a condition assessment immediately before the next scheduled service.
