Exterior cleaning is performed to preserve assets, and it can damage them in the process. Landscaping takes chemical runoff, finishes take pressure and chemistry they were not specified for, and fixtures take overspray. Most of this is preventable with preparation rather than technique.

The second half of this guide covers water consumption, which has become a genuine consideration in Northern California for both cost and perception reasons.

Protecting Landscaping

Landscaping is the site asset most often damaged during cleaning, and the damage is frequently not visible until days later.

  • Pre-wet vegetation adjacent to areas receiving chemistry. Saturated foliage absorbs less.
  • Rinse thoroughly and promptly where contact occurs, rather than at the end of the shift.
  • Cover or shield sensitive planting where practical, particularly annuals and new installations.
  • Control runoff direction. Chemistry directed into a planting bed concentrates there, and the bed is a poor disposal path.
  • Coordinate with irrigation. Irrigation running during or immediately after work spreads chemistry; irrigation off for too long stresses planting.
  • Identify mature and specimen planting in advance. Replacement cost is not proportional to size.
  • Watch turf edges, which take concentrated runoff from adjacent hardscape.

It is worth noting that a planting bed is not a legitimate disposal path for wash water. Directing runoff into landscaping to avoid a storm drain substitutes one problem for another.

Protecting Surfaces and Finishes

Surface protection is primarily a disclosure and test-area matter rather than a technique matter. The substrates that need identification before any method is chosen are EIFS and synthetic stucco, sealed or coated concrete, decorative and stamped concrete, recently applied coatings, anti-graffiti coatings, specialty and historic finishes, and coated metal cladding.

Beyond substrate, the elements that take incidental damage are glazing and glazing seals, door hardware, sensors and card readers, signage and illuminated elements, awnings and fabric, and light fixtures. Most are protected by establishing a buffer and adjusting method near them rather than by covering everything. See surface damage risks.

Water Consumption

Commercial cleaning uses substantial water, and on a large scope the volume is a genuine consideration β€” for the utility account and, in drought-sensitive periods, for how the activity is perceived by tenants and the public.

Several measures reduce consumption meaningfully without reducing results.

  1. Thorough dry cleanup first. Sweeping and collecting debris before any water is applied removes material that would otherwise be washed away, cutting both volume and contamination load. This is the largest single reduction available.
  2. Chemistry with adequate dwell. Soil that has released chemically needs far less rinse volume than soil being removed mechanically.
  3. Surface cleaners on open areas. Coverage is deliberate rather than repeated, which uses water more efficiently than wand work.
  4. Heat where appropriate. Heated water accomplishes more per gallon on grease and oil.
  5. Filtration and reuse within a job, where the recovery setup supports it.
  6. Targeted scope. Cleaning zones that need it rather than the whole property uniformly reduces volume proportionally.

It is a reasonable question to ask a contractor how they manage consumption, and one who has thought about it will have specific answers rather than general reassurance.

Sustainable Practice More Broadly

Beyond water, the practices that meaningfully reduce environmental impact on commercial exterior work are consistent: containment and recovery rather than discharge, product selection appropriate to the task rather than defaulting to the most aggressive option available, source correction so conditions are not recleaned indefinitely, and frequency calibrated to actual condition rather than a uniform interval.

  • Storm drain inlets mapped, and drainage destination known per area.
  • Containment method appropriate to the contamination present.
  • Recovery equipment present where oil, grease, solvent, or detergent is involved.
  • Disposal path stated specifically, not described generally.
  • Dry cleanup performed before water is applied.
  • Products appropriate to the task, with data sheets available.
  • Landscaping protection planned, and irrigation coordinated.
  • Water source confirmed, and consumption approach discussed.
  • Spill response procedure known, and a kit on site.
  • Local requirements confirmed with the municipality, with the date recorded.
