Oil is the one contaminant on a commercial property where 'removal' often honestly means 'reduction'.
Why Oil Is a Different Problem
Most soiling sits on concrete. Oil goes into it. Petroleum products are drawn into the pore structure by capillary action and, once there, are chemically unlike the water used to clean them β water and oil do not mix, which is why pressure alone accomplishes almost nothing on a genuine oil stain regardless of the machine's rating.
Effective treatment requires emulsification: a degreasing agent that allows the oil to be carried away in water, combined with heat that lowers the oil's viscosity so it can move back out of the pores it soaked into. This is the specific reason hot water matters far more for oil than for general concrete soiling.
What Determines Whether a Stain Comes Out
- Age. A fresh spill treated within days is largely recoverable. A stain that has been absorbing and oxidising for years usually is not, fully.
- Depth of penetration. Determined by the volume spilled, how long it sat, and the porosity of that particular pour.
- Product type. Motor oil, hydraulic fluid, transmission fluid, diesel, and cooking oil all behave differently. Diesel spreads and penetrates fast; cooking oil polymerises into a surface film that behaves almost like a coating.
- Concrete condition. Sealed concrete resists penetration and cleans well. Aged, unsealed, high-porosity slab absorbs deeply.
- Temperature history. Slabs in direct sun drive oil deeper as the surface heats.
Setting Expectations Honestly
A realistic professional assessment separates three outcomes: stains that will effectively disappear, stains that will lighten substantially but remain faintly visible, and stains that are permanent shadows in the concrete. Most aged commercial parking staining falls into the middle category. A contractor who inspects the surface and tells a property manager which stains fall into which group is providing more value than one who promises uniform results.
The Difference Between Drips and Leaks
Distributed drip staining across parking stalls is a maintenance issue: it accumulates gradually and responds to routine cleaning cycles. A concentrated leak β a delivery vehicle, a compactor, a generator, a transformer β is an event, and treating it promptly changes the outcome entirely. Properties that identify and address point-source leaks stop generating new permanent staining.
Containment Is Mandatory
Water that has emulsified petroleum is, by definition, contaminated. It cannot be allowed to enter a storm drain. Oil stain work on commercial property therefore requires drain protection and recovery of the effluent β a practical constraint that shapes how and where the work can be performed.

Can old oil stains be completely removed from concrete?
Frequently not. Once petroleum has been absorbed and oxidising in the pore structure for years, treatment lightens the stain substantially but usually leaves a visible shadow. Fresh spills addressed within days are largely recoverable. An honest assessment sorts a property's stains into what will clear, what will lighten, and what is permanent.
Why doesn't high pressure remove oil stains?
Because the problem is chemical rather than mechanical. The oil is inside the concrete's pore structure and does not mix with water, so force applied at the surface has nothing to act on. Removal requires a degreasing agent to emulsify the oil and heat to reduce its viscosity so it can migrate back out.
Does sealing concrete prevent oil staining?
It substantially reduces it. A sealed surface resists absorption, so spills stay on top where they can be cleaned before penetrating. Sealer needs periodic reapplication and is most worthwhile on high-exposure areas such as fuel islands, loading zones, and covered parking with heavy drip accumulation.
