Frequency guidance is only a starting point. Two office buildings of identical size can need materially different intervals depending on building class, landscaping and shading, parking configuration, tenant mix, adjacent land use, and prior deferral. What generalizes is not the number but the method for arriving at it.

What Shifts These Intervals
- Building class. The largest single variable. A Class A standard is held by shorter intervals and a touch-up capability, not by a different cleaning method.
- Landscaping and shading. Office sites carry designed landscaping, which produces persistent shade and growth on specific sections regardless of traffic.
- Parking configuration. A structure needs a different schedule from a surface lot, and stair cores need a different schedule from either.
- Tenant mix. Ground-floor food service shortens the interval on every adjacent surface.
- Leasing activity. Properties with active leasing benefit from appearance passes timed to it.
- Adjacent land use. Arterial roads, construction, and agriculture all raise particulate load.
- Prior deferral. A property entering a program after neglect needs a recovery clean priced separately before recurring intervals mean anything.
The Employee Route Adjustment
The most common frequency error on office property is not a zone that is too long or too short in isolation β it is the employee route being scheduled as back-of-house. The employee entrance, structure stair cores, and employee parking are used by most occupants twice daily, which is entrance-level use at back-of-house service levels.
Correcting this rarely costs much, because the areas are small. It shifts a modest amount of budget from comprehensive coverage of low-use areas to frequent coverage of high-use ones, which is the general principle anyway.
Why One Property-Wide Frequency Fails
At the entry plaza's frequency, the whole property is cleaned far more often than needed. At remote structure levels' frequency, the entry is visibly poor most of the time β which is worse, because the entry is where impression forms and where occupants pass twice daily.
