Gum Removal
Gum density is a direct readout of a property's foot traffic and its maintenance history.
A Visible Record of Deferred Maintenance
Gum is unusual among commercial soiling because it is countable. Every piece is a discrete, dated event, and because removal is the only thing that clears it, the accumulated count on a walkway is a fairly literal record of how long it has been since the surface was properly serviced. Customers read this intuitively even if they never articulate it β a storefront entry speckled with black spots communicates neglect faster than almost any other surface condition.
Why It Bonds So Effectively
Gum arrives soft, gets compressed into the surface texture by foot traffic, and then cures. On concrete, that means it is mechanically keyed into the pore structure rather than resting on it. Sunlight accelerates the curing and dirt bonds to the surface of each piece, which is why old gum reads as a black spot rather than as gum. Cold pressure washing skates over cured pieces entirely; increasing the pressure enough to affect them damages the concrete around them first.
Where It Concentrates
Gum maps to dwell time rather than to raw traffic volume. People discard gum where they stop, not where they walk.
- Storefront entries and the transition points at property gates
- Outdoor dining areas, food courts, and lunch plazas
- Transit stops, queue lines, box offices, and event entries
- School lunch courts and campus gathering areas
- Cart corrals, ATM queues, and drive-thru walk-up windows
- Elevator lobbies and stairwell landings in parking structures
Recovery Versus Maintenance
Gum work has two distinct cost structures, and conflating them is the source of most confusion in commercial bidding. A recovery clean on a surface carrying years of accumulation is deliberate, piece-focused work priced accordingly. Once the count is cleared, a maintenance cycle removes new gum while it is still fresh and shallow, at a fraction of the effort. Properties that decline the maintenance cycle simply purchase the recovery clean again a few years later.
Method
The approach that works is heat rather than force. Hot water softens the cured piece's grip on the surface texture so it releases cleanly, with close controlled work rather than broad high-pressure passes. This is also what protects the concrete: the damage risk in gum removal comes almost entirely from attempting it cold with pressure.

Does gum removal damage concrete?
Not when heat is used rather than brute pressure. Hot water releases the gum's grip on the surface texture so it lifts cleanly. The damage risk arises from cold, high-pressure attempts, which tend to etch and gouge the concrete surrounding each cured piece before the gum itself responds.
Why is the first gum cleaning more expensive than later ones?
Because the first visit clears an accumulated backlog that may represent years of deposits, and that work is piece-focused rather than broad-pass. Once the count is near zero, subsequent visits remove only fresh gum, which releases easily and takes a fraction of the time β so recovery and maintenance are scoped and priced as separate things.
Will gum shadows disappear completely?
Fresh gum lifts without a trace. Pieces that cured on the surface for a long period can leave faint shadowing where dirt bonded around the edges. That shadowing generally fades over subsequent cleaning cycles as the surrounding surface evens out, though on older accumulations some faint marking may persist.
