The Academy explains how commercial exterior maintenance works. This section supports the moment of deciding: which project first, which vendor, what frequency, what the program should look like over three years rather than one.
Most of it is worksheet-shaped. The site already carries substantial printable inspection material β checklists for walking a property and recording what is there. Budget Planning
Budgeting for exterior maintenance is less about arriving at a number than about arriving at a number that can be defended line by line. The budget planning guide covers the framework; the annual planning worksheet is where a specific year gets built.
Maintenance Strategy
Annual planning answers what happens next year. Strategy answers what the program is trying to reach and by when β which is a different question and usually an unasked one. See developing a multi-year maintenance strategy.
Program Development
Where a program is being built rather than adjusted, the sequence matters: standards before frequencies, documentation before calibration, governance before delegation. The maintenance program checklist is the build sequence in checkable form.
Prioritization and Risk Reduction
Every property has more identified work than budget. What separates good prioritization from spending on whatever is most visible is a repeatable method that weighs consequence against cost and reversibility.

Vendor relationships are usually assessed impressionistically and discussed only when something goes wrong. A structured periodic review changes both β it surfaces drift early and it gives a good vendor evidence of what they are doing well.

Policy
