Commercial exterior cleaning has a specific failure pattern: a property manager sees a discolored surface, assumes it is dirty, and orders cleaning. The surface is cleaned, the discoloration remains, and everyone is dissatisfied — the property because it paid for an unchanged result, the contractor because they performed the work correctly and are being told it failed.

The root problem is diagnostic rather than technical. Not all discoloration is soiling. Some is damage, some is chemical change within the material, and some is a symptom of an ongoing condition that will return within weeks of any cleaning. Distinguishing these before scheduling is the difference between a satisfying result and a wasted mobilization.

Conditions Washing Will Not Resolve

Concrete discoloration from within the slab

Concrete can discolor for reasons unrelated to surface soiling: variation in the original mix, inconsistent curing, calcium chloride content, moisture migration through the slab, and mineral deposits transported from below. These conditions live inside the material rather than on it. Surface cleaning removes whatever soil sits above them and reveals the discoloration more clearly, which frequently looks like the cleaning caused it.

Where the cause is subsurface moisture movement, the appropriate response is drainage or moisture management, not repeated cleaning.

Deeply penetrated oil in porous concrete

Oil that has been present on unsealed concrete for years may have migrated well below the surface. Degreasers and hot water extract what is within reach; what has penetrated deeper continues to wick upward as the surface dries, and the stain reappears. Multiple treatments produce incremental improvement, but full removal is frequently not achievable.

Where appearance matters at that point, the realistic options are resurfacing, coating, or accepting a lightened result — and the honest thing for a contractor to do is say so before the work rather than after.

Failed or degraded coatings

Paint that is chalking, peeling, or has lost its binder will not be restored by cleaning. Washing removes the loose material and makes the failure more visible and more uniform, which is genuinely useful as surface preparation but is not a cosmetic fix. The remedy is recoating, and cleaning is the first step of that project rather than an alternative to it.

Rust originating from an ongoing source

A rust stain beneath a corroding railing post, an unprotected fastener, or a failing anchor can be removed from the adjacent surface, but it will return, because the source is still corroding. Treating the stain without addressing the source produces a maintenance loop. The durable fix is to repair, replace, or protect the corroding element and then remove the resulting stain once.

Efflorescence with an active moisture source

Efflorescence is soluble salt carried to the surface by moisture moving through masonry or concrete. Removing the deposit does nothing about the moisture that transported it, so it recurs on the same cycle. Where efflorescence is persistent, it is a moisture diagnostic rather than a cleaning problem, and the useful response is to find the water path.

Surfaces Where Pressure Is the Wrong Tool

On some substrates pressure washing is not merely ineffective but actively damaging, and an alternative method should be used regardless of how soiled the surface is.

  • EIFS and synthetic stucco. Direct pressure can puncture the finish coat and drive moisture into the insulation layer. Low-pressure chemical application only.
  • Deteriorated or historic masonry. Soft or aged mortar joints and weathered brick can be eroded permanently. These substrates require specializt assessment before any cleaning method is selected.
  • Aged and raveling asphalt. Where the binder has degraded, pressure removes aggregate and accelerates the failure. Reduced pressure or alternative methods only.
  • Chalking or failing paint. Cleaning is appropriate as preparation for recoating, not as a standalone treatment.
  • Compromised sealant joints and glazing gaskets. Pressure directed at failing seals drives water into the assembly. These should be repaired before facade cleaning, not during it.
  • Wood and composite decking in poor condition. Aggressive cleaning raises grain, erodes soft fiber, and can require refinishing that was not in the budget.

When Another Method Is Simply Better

Pressure washing is one technique among several, and for some commercial problems it is not the most effective one available.

  • Steam and hot-water-only methods outperform cold high pressure for gum removal and some grease work, using heat rather than force and generating far less water volume to manage.
  • Chemical treatment with minimal rinsing is frequently the right answer for organic growth, where the biological kill matters more than the mechanical removal and aggressive rinsing simply damages the substrate.
  • Mechanical scrubbing or ride-on scrubbers suit large interior-adjacent hard floors, covered walkways, and parking structure decks where water containment is difficult and recovery is built into the machine.
  • Sealing and coating address recurring staining more durably than repeated cleaning, by preventing penetration rather than removing what penetrated.
  • Doing nothing on a defined schedule is occasionally correct. A surface approaching planned replacement rarely justifies restoration spending.

How to Tell the Difference Before You Commit

A small number of diagnostic steps separate a cleaning problem from a non-cleaning problem, and all of them are cheap relative to a wasted mobilization.

  1. Request a test area. Cleaning a representative section first answers the question definitively and costs almost nothing. If the test area does not resolve the condition, the full scope will not either.
  2. Ask what is causing it, not just how to remove it. A contractor who can name the mechanism — surface soiling, subsurface moisture, coating failure, ongoing corrosion — is diagnosing rather than guessing.
  3. Check whether it recurs on a cycle. Conditions that return predictably after cleaning have an active source that cleaning does not address.
  4. Establish realistic outcome language in writing. Ask for each problem area to be categorized as expected to clear fully, expected to lighten, or permanent — before the work, not after.

The Value of an Honest No

There is a reasonable temptation to treat a contractor who declines work as unhelpful. In this trade it is generally the opposite signal. A contractor willing to say that a stain will lighten but not clear, that a facade needs recoating rather than washing, or that the recurring efflorescence is a moisture problem outside their scope, is a contractor who is describing the property accurately.

That accuracy is what makes the rest of their assessment trustworthy — including their view of what will clean successfully, and what a maintenance program can realistically hold at a given standard.

The Cost of Diagnosing Late

Ordering cleaning for a non-cleaning problem is expensive in a way that is easy to underestimate, because the visible cost is only the mobilization. The larger costs are the operational disruption for a result that did not materialize, the delay in addressing the actual cause while it continues to deteriorate, and the erosion of confidence that makes the next genuinely useful recommendation harder to act on.

Where a facade needs recoating and is cleaned instead, the coating continues failing for another season. Where efflorescence indicates a moisture path and is cleaned instead, water continues moving through the assembly. In both cases the cleaning was performed competently and the property is worse off than if nothing had been ordered.

Getting a Second Opinion

For conditions that have resisted more than one cleaning attempt, the useful next step is usually a different discipline rather than a different cleaning contractor. Persistent efflorescence and recurring interior-adjacent staining point toward building envelope assessment. Coating failure points toward a painting contractor or coatings consultant. Structural spalling and reinforcement corrosion point toward a structural assessment.

A commercial cleaning contractor who suggests one of those referrals rather than quoting another attempt is behaving correctly, and it is worth treating the suggestion as information rather than as a decline.
