What Commercial Pressure Washing Actually Is
Commercial pressure washing is the systematic cleaning of exterior surfaces on occupied, revenue-generating property using pressurized water, appropriate chemistry, and β where the soil requires it β heat. That definition sounds close to residential pressure washing, and the equipment does overlap. Almost nothing else does.
The difference is that a commercial property cannot stop functioning while it is cleaned. It has tenants who are open, customers who are arriving, deliveries that are scheduled, and pedestrians who will walk across whatever surface was cleaned twenty minutes ago. It has a mix of substrates within a few hundred feet of each other, each with a different tolerance for pressure. It has storm drains that connect directly to surface waters. And it has an owner who carries liability for what happens on the site, including during maintenance.
Those constraints reshape the work entirely. Commercial exterior cleaning is a logistics problem wrapped around a cleaning problem, and the logistics dominate. This is why a property manager comparing bids is rarely comparing cleaning capability β they are comparing whether a contractor understands night windows, carries appropriate insurance, can produce a certificate naming the ownership entity, and knows where the site drains.

The Four Constraints That Shape Every Commercial Job
Nearly every decision on a commercial cleaning traces back to one of four constraints. Understanding them explains most of what separates a competent job from a poor one, and most of what separates a realistic bid from an unrealistic one.
1. Operating hours
Retail centers clean overnight or before opening. Restaurants clean between close and prep, in a window that is frequently narrower than anyone plans for. Office buildings use evenings and weekends. Hotels have guests present around the clock. Distribution centers may have no closed window at all, which forces zone-by-zone phasing across multiple visits rather than a single sweep.

2. Surface mix
A single commercial site routinely presents concrete flatwork, asphalt paving, painted steel, glass, stucco or EIFS elevations, coated metal awnings, and decorative or sealed finishes. Each has a different tolerance for pressure, heat, and chemistry. A method calibrated for the most durable of them will damage the least durable.

3. Water management
Wash water carrying detergent, oil, grease, or organic debris cannot be allowed to enter a storm drain. Storm systems generally discharge to surface waters without treatment, and the party a municipality pursues for an illicit discharge is typically the property owner rather than the vendor.

Wet walkways during business hours, hoses across pedestrian paths, chemistry in use on an occupied site, and lift work over occupied areas all create exposure. Method Selection: Matching Technique to Substrate
There is no single correct method for a commercial property. There is a correct method for each surface, and the professional judgment lies in identifying which is which β particularly at night, when a sealed slab and an unsealed one look identical, and an EIFS panel looks like stucco.
High-pressure cleaning
Appropriate for durable flatwork: mature broom-finished concrete, sound masonry, and hard surfaces with bonded soil. On open flatwork this is performed with a surface cleaner rather than a wand, which holds nozzles at fixed standoff and produces consistent coverage. Wand work on large open areas is the primary cause of striping and lap marks.
Soft washing
Low-pressure application of cleaning chemistry, allowed to dwell, then rinsed gently. This is the correct method for painted surfaces, stucco, EIFS, architectural metal panel, and most building elevations, where direct high pressure causes coating delamination and drives moisture behind the cladding. Heated water
Heat mobilizes fats, oils, grease, and gum in a way cold water cannot, regardless of pressure. It is close to essential on food-service frontage, drive-thrus, dumpster enclosures, loading docks, and transit-adjacent walkways. Chemistry-led cleaning
On many commercial soils the bond between contamination and substrate is chemical, and breaking it chemically is both more effective and far less damaging than breaking it mechanically. Knowing when washing is the wrong answer
Not all discoloration is soiling. Concrete can discolor from within, coatings can fail, rust can originate from a source that is still corroding, and efflorescence can recur on a moisture cycle. Understanding Pressure, Flow, and Nozzles
Machine pressure is the specification everyone quotes and the least useful predictor of what will happen to a surface. What actually reaches a substrate depends on four interacting variables: pressure, flow rate, nozzle angle, and standoff distance. A high-pressure machine with a wide nozzle held at distance can be gentler than a moderate-pressure machine with a narrow nozzle held close.
On large commercial flatwork, flow generally matters more than pressure. Pressure breaks the bond between soil and substrate; flow carries the released soil away and determines how fast area is covered. A moderate-pressure, high-flow configuration typically outperforms a high-pressure, low-flow one β covering ground faster with less substrate risk.
This has a direct consequence for scope writing: specifying a maximum PSI is generally less useful than specifying the constraint. A PSI limit can be satisfied while a surface is still damaged through nozzle choice and standoff. A property manager does not need to specify equipment, but knowing the categories makes it possible to recognize whether a proposal reflects the property or reflects whatever is on the contractor's truck.
The categories that change outcomes on commercial work are: the machine itself, configured for pressure, flow, and whether it heats; surface cleaners, which are the single most consequential tool for flatwork consistency and production rate; low-pressure soft wash systems for elevations; water supply and onboard storage, which determines whether a crew can work at full production on a site with unreliable spigots; recovery and containment equipment, which a contractor either has or does not; and access equipment for elevation work, which is frequently a larger cost line than the cleaning beneath it.

Surfaces and Zones on a Commercial Property
Different areas of a commercial site accumulate different contamination at different rates, and treating them on one schedule with one method under-serves some and over-serves others.
Sidewalks and pedestrian walkways

Entryways
The smallest area on the property and the one that disproportionately determines how it is judged. Entries degrade within weeks, are examined from three feet away, and sit adjacent to glass, hardware, and finishes sensitive to both pressure and chemistry. Parking areas and drive lanes

Building elevations
Slow to change, expensive to access, and the surfaces least tolerant of pressure. Organic growth appears here first on shaded and north-facing faces. Usually on an annual or multi-year interval. See building washing.
Service areas and loading docks
The heaviest contamination on the property and the least visibility, which is why they are the most commonly deferred scope. Driven by sanitation, odor, and pest control rather than appearance β and frequently cleanable during business hours at daytime rates. Specific Contamination Types
Oil and grease
Requires chemistry first, then heat, then pressure β in that order. Applying high pressure directly to oil on porous concrete frequently drives contamination deeper rather than lifting it. Gum

Organic growth
Algae, mildew, lichen, moss, and biofilm on shaded and north-facing surfaces. The critical point is that removing growth is not the same as killing it β mechanical removal leaves viable material in the substrate pore structure and regrowth is accelerated. Mineral staining, efflorescence, and rust
These recur, because they are deposited from within the material or from an ongoing source. Cleaning removes the deposit without addressing why it is there. Persistent efflorescence is a moisture diagnostic; rust indicates something is still corroding. See efflorescence, rust, and mineral staining.
Graffiti

Wash Water, Stormwater, and Environmental Compliance
This is the area where commercial exterior cleaning differs most sharply from residential work, and where the consequences of getting it wrong fall on the property rather than the contractor.
The foundation is the distinction between two systems that look similar at street level. The storm drain system collects rainwater and discharges it, generally without treatment, to creeks, rivers, the Bay, or the ocean β anything entering a storm inlet effectively enters surface water directly. The sanitary sewer carries wastewater to a treatment plant, and discharge to it may be permissible for certain wash water, but requires the local authority's approval and may carry pre-treatment conditions.
Effective water management works as a hierarchy: reduce the water generated through thorough dry cleanup first; protect storm inlets before work begins rather than in response to a problem; control where water travels using berms and barriers; recover it with vacuum equipment; treat or separate where the disposal path requires it; and dispose lawfully via a path the contractor can actually name.
Full recovery is generally appropriate wherever oil, grease, fuel, solvent, or any detergent is involved β including products labeled biodegradable, since the label does not remove the discharge obligation. It is also appropriate for any work directly over or adjacent to a storm inlet.
This is the honest explanation for a substantial share of bid variance. Containment and recovery add equipment, setup labor, reduced production rate, holding capacity, and often a disposal fee. A bid dramatically below the others has frequently assumed open rinsing, which transfers regulatory exposure to the property owner. Safety and Liability on an Occupied Property
Exterior cleaning improves long-term safety by removing the biological growth and grease film that reduce surface friction. It does so by creating a short-term hazard: wet walking surfaces that look finished, hoses across pedestrian routes, and equipment in circulation areas.
Two failures produce most incidents. The first is reopening an area before it is dry, usually because the schedule assumed a drying time that did not account for shade, cool weather, humidity, or enclosed structures. The second is inadequate barricading β cones placed where the crew is working rather than around the full wet area, or barricades removed when the crew leaves rather than when the surface dries.
The working rule is that barricading follows the water rather than the crew, and it stays until the surface is genuinely dry. Beyond that, documentation matters: photographs of controls in place, records of notifications sent, pre-existing conditions recorded before work, and reopening times per area. How Commercial Pricing Works
Two bids on the same property can differ by a factor of three and both be honest. Six variables move the number, and only the first is usually discussed.
- Measured surface area β the foundation of most estimates and the one variable a buyer can verify independently. A proposal that does not state the area it is priced against cannot be compared or enforced.
- Soil load and condition β a plaza cleaned annually rinses at walking speed; the same plaza after six years requires pre-treatment, dwell, a second pass, and spot work.
- Recovery clean versus recurring maintenance β these should always be priced separately, and the steady-state rate is the one to compare against alternatives.
- Access and scheduling constraints β long hose runs, lift access, zone phasing, and overnight premiums all reduce effective production rate.
- Water handling β frequently the largest single differentiator between bids on a California commercial site.
- Surface-specific method requirements β a scope that lumps substrates together will be executed at whichever method is cheapest.
The estimator's judgment lives almost entirely in the assumed production rate, and obstruction density affects that more than total area. A surface cleaner on open concrete covers ground quickly; the same crew on a walkway dense with planters, bollards, and furniture covers a fraction of that. Writing a Scope That Produces Comparable Bids
"Pressure wash the exterior" is not a scope. It is an invitation for every bidder to imagine a different project and defend a different interpretation afterward. Specificity, rather than aggressive bid solicitation, is the effective cost-control tool in this category.
A workable commercial scope is rarely more than two pages and contains: a surface inventory with approximate quantities and substrates; honest disclosure of condition; method requirements per substrate; the permitted schedule window and operational constraints; water handling and containment requirements; insurance and documentation requirements; explicit exclusions; acceptance criteria and documentation deliverables; and the pricing structure requested, separated between initial recovery and recurring maintenance.
One clause is worth more than its length suggests: a test area requirement. The contractor cleans a small representative section and obtains written approval before proceeding. It costs nothing, confirms the method suits the substrate before the property is committed, and creates a documented reference for what the finished result should look like. Selecting and Verifying a Contractor
Pressure washing equipment is not a meaningful differentiator β machines capable of commercial work are available to anyone. What separates contractors is judgment, documentation, and whether they can execute on an occupied property without creating problems.
The most informative question available is what on the property will not come fully clean. A contractor who says everything will look new is either inexperienced or selling. One who walks you to the three areas that will lighten but not clear is demonstrating exactly the substrate judgment you are hiring.
Other diagnostic questions: where does the wash water go on this site; what method will be used on the elevations and why; what happens if the lot is not cleared on arrival; and can you work between 11 PM and 5 AM. Each is answered immediately by a contractor who performs commercial work routinely and vaguely by one who does not.
On documentation, the minimum defensible standard is current general liability at limits meeting your requirement with the ownership entity named as additional insured, current workers' compensation, applicable local business licensing, and expiration tracking with a policy that work does not proceed on lapsed documentation. Avoiding the Common Failures
Nearly every serious failure in commercial exterior cleaning traces to one error repeated in different forms: treating a mixed-substrate property as though it were one surface. The specific manifestations are consistent enough to list.
- Striping and lap marks on flatwork from inconsistent coverage β visible, difficult to spot-correct, and preventable with surface-cleaner discipline.
- Etching and aggregate exposure from excessive pressure at close standoff, permanent on decorative and sealed concrete.

- Storm drain discharge, invisible to the buyer and reliably associated with unusually low bids.
- Cleaning during business hours, converting maintenance into a liability event.
- Reopening surfaces before they are dry, the failure most likely to produce an actual incident.
- Chemical damage to landscaping and fixtures from inadequate protection and rinsing.
- Driving contamination deeper by applying pressure to oil without chemical pre-treatment.
- Water intrusion at openings β thresholds, weep holes, seals, vents, and electrical.
- Deferring until cleaning no longer works, at which point the cost has moved from the maintenance budget to the capital budget.

Verifying the Result
Disagreements at the end of a commercial cleaning rarely concern whether work occurred. They concern whether the result matches an expectation that was never written down.
Three practices resolve nearly all of it, and all occur before the work. Establish a test area as the approved reference standard. Categorize each problem area in advance as expected to clear fully, expected to lighten, or permanent. And write short, checkable acceptance criteria β no striping, edges cut cleanly, expansion joints cleared, obstruction bases cleaned, gum removed rather than lightened, no chemical residue on adjacent glass, drains uncovered at completion.

How Often Commercial Properties Need Cleaning
There is no universal interval, and applying one frequency across an entire property is the most common programming error. It over-serves areas nobody uses and under-serves the areas everyone sees.
Frequency should be set per zone based on how quickly that zone visibly changes. Primary entries, food-service frontage, drive-thru lanes, and transit-adjacent walkways change fastest. General tenant frontage, plazas, and service areas change at a moderate rate. Parking fields and low-traffic perimeter paths change slowly. Building elevations and structured parking decks change slowest and cost most to access. And a separate condition-driven tier β shaded runs with recurring growth, irrigation-affected areas β is set by exposure rather than traffic, often needing a shorter cycle than the sunny walkway twenty feet away.
The practical way to calibrate is observational rather than theoretical. At the moment before each scheduled visit, ask whether the area is unacceptable, borderline, or still fine. Seasonal Timing in Northern California
Northern California's Mediterranean climate concentrates precipitation into a defined wet season and delivers an extended dry period through the rest of the year. That makes conditions unusually predictable, and identical work performed in different months produces different value.
Late summer through early autumn is the highest-value window and the most commonly missed: clear drainage before the rains, treat organic growth before moisture arrives, and address slip-prone areas while working conditions are ideal. Winter should be limited to essential work β entries, emerging slip hazards, drainage, and response β with large discretionary scopes deferred. Spring is where the year's major cleaning belongs: the rains have deposited their accumulation and stopped adding to it, and growth is at maximum extent and newly vulnerable. Summer suits short-cycle maintenance on high-traffic zones and any long-dwell or elevation work, with the caution that hot surfaces cause solutions to dry before rinsing.

Building a Program Rather Than Reacting
Most commercial properties clean reactively β when a complaint arrives, when a tour is scheduled, when a surface has become visibly unacceptable. This produces a predictable pattern: the property oscillates between acceptable and poor, spending is unpredictable, and each intervention is heavier than the last.
A program inverts that. Frequency is set per zone, spending becomes a stable line item, and cost per unit area falls β because maintained surfaces clean faster and a contractor working a defined schedule can plan routing and equipment. The larger effect is avoided restoration: deferred cleaning converts a maintenance expense into a heavier recovery expense, and some conditions stop being reversible entirely.
A well-documented program also produces something less obvious. A recurring contractor is on the property regularly, looking closely at surfaces nobody else examines. A short condition note per visit β a failing sealant joint, a corroding railing producing rust staining, irrigation striking a wall, a drain not draining β converts each cleaning into a routine exterior inspection at no additional cost. Managing Exterior Cleaning Across a Portfolio
At portfolio scale a new problem dominates: you cannot personally inspect everything, so decisions must be made from reported information. That makes standardized specifications and comparable reporting more valuable than site-by-site optimization.
The rule that scales is to standardize the specification and vary the frequency. Method per substrate, water handling requirements, insurance standards, documentation deliverables, and acceptance criteria should be identical across every property. Frequency should be set per site from that site's own zoning and observation. Applying one schedule portfolio-wide is straightforward to administer and consistently wrong.
Once specifications are common, sites become comparable β which is the main analytical benefit and the one most often left unused. The most common cause of an underperforming commercial cleaning is not method β it is access. Vehicles parked in the work area, a spigot that does not deliver, nobody with the gate code, or a crew arriving at ten when deliveries start at eleven. Each converts a planned job into a partial one, and the property is charged for the visit either way.
Preparation is inexpensive and almost always the property's responsibility, because it depends on information and authority only the property has: notifications sent several days ahead with specific relocation guidance, the area coned the evening before, gate codes and after-hours contact confirmed, water source tested, drainage information provided, loose items secured, and pre-existing conditions photographed. What makes commercial pressure washing different from residential work?
The property cannot stop functioning while it is cleaned. That single constraint drives everything else: work windows around tenant operating hours, mixed substrates requiring different methods within a few hundred feet, wash water that cannot reach a storm drain, and pedestrian liability on surfaces that are wet and look finished. The equipment overlaps; the discipline does not.
How often should a commercial property be pressure washed?
There is no universal interval, and applying one frequency across a whole property is the most common programming error. Frequency should be set per zone by how quickly that zone visibly changes β entries and food-service frontage fastest, parking fields and elevations slowest, and shaded or irrigation-affected areas on their own condition-driven cycle regardless of traffic.
Why do commercial pressure washing bids vary so much?
Because bidders are usually pricing different jobs. Differences in assumed schedule window, wash water handling, method per surface, and whether detail work around obstructions is included can easily produce a three-fold spread on identical square footage. A written scope specifying the window, the water handling approach, and the method per substrate collapses most of that spread.
Where is commercial wash water supposed to go?
Not into a storm drain. Storm systems generally discharge to surface waters without treatment, so wash water carrying detergent, oil, or organic debris entering a storm inlet is an illicit discharge in most California jurisdictions β and municipalities typically pursue the property owner, since the discharge originated from their site. Depending on conditions, water is contained and recovered for lawful disposal, or discharged to sanitary sewer where the local authority permits it.
Can pressure washing damage a commercial building?
Yes, and the most consequential damage is concealed rather than visible. Direct high pressure on EIFS, stucco, or painted elevations can cause coating delamination and drive moisture behind the cladding, where it produces staining or substrate deterioration months later. The correct method on those surfaces is low-pressure soft washing, where chemistry does the cleaning and water only carries it.
What is the single most useful question to ask a contractor?
Ask what on the property will not come fully clean. A contractor who claims everything will look new is either inexperienced or selling. One who walks you to the specific areas that will lighten rather than clear β and explains why β is demonstrating exactly the substrate judgment the property is hiring them for.
