Building Washing

Vertical surfaces punish the wrong method faster than any horizontal surface on a commercial property.

Substrate Determines Method β€” Everything Else Is Secondary

Horizontal concrete is forgiving. Building elevations are not. The difference is that a wall assembly is a system: cladding, sealant joints, flashing, coatings, and often an insulation layer behind. Water driven at the wrong angle or pressure does not merely clean the surface, it enters the assembly. The damage from an aggressive building wash frequently does not appear for months, which is why it is under-reported and over-repeated.

The working principle in professional building washing is that chemistry does the cleaning and water only rinses. Soft washing β€” low pressure paired with an appropriate detergent and dwell time β€” removes organic growth, atmospheric soiling, and cobwebbing without driving water past the cladding plane.

What Each Common Commercial Substrate Tolerates

  • EIFS / synthetic stucco: the least forgiving surface on most commercial buildings. Thin lamina over foam; high pressure gouges it and any breach admits water into the insulation. Low pressure and chemistry only.
  • Traditional stucco: more durable than EIFS but still porous, and hairline cracking is common. Moderate approach, attention to weep screeds and window heads.
  • Tilt-up and precast concrete: durable, but coatings and elastomeric finishes are the real limiting factor rather than the concrete itself.
  • Metal panel and coated steel: tolerant of pressure, sensitive to chemistry β€” the wrong detergent dulls or streaks a factory finish permanently.
  • Brick and masonry: the mortar is the weak point, not the brick. Older mortar joints erode under pressure that the brick shrugs off.
  • Glass and storefront systems: the glass is fine; the sealant, gaskets, and anodized frames are what get damaged.

What Building Washing Is Actually Removing

On most Northern California commercial buildings the soiling load is a combination of atmospheric particulate, traffic film on lower elevations, organic growth on north and shaded faces, and biological staining below roof drainage and window sills. The north-elevation pattern is diagnostic: where a building shows dark streaking on one face and not another, the cause is shade and retained moisture rather than a defect.

Access and Safety Drive the Schedule

Above roughly the second story, building washing becomes an access problem. Lift positioning, overhead protection for occupied areas below, and coordination with property operations typically shape the schedule more than the cleaning itself. Multi-story elevations are generally sequenced face by face so that only one zone of the property is affected at a time.

What is the difference between pressure washing and soft washing a building?

Pressure washing relies on mechanical force to lift soiling; soft washing relies on detergent and dwell time, using water only at low pressure to rinse. For building elevations, soft washing is almost always the correct approach because it cleans organic growth and atmospheric film without driving water into the wall assembly or damaging coatings and sealant joints.

Can building washing damage stucco or EIFS?

It can, and this is the most common building-wash failure. EIFS in particular is a thin coating over foam insulation, and high pressure can breach it, allowing water into the assembly where the damage is hidden and progressive. These surfaces should be cleaned with low pressure and appropriate chemistry only.

How often should a commercial building exterior be washed?

It depends far more on exposure than on calendar. Shaded elevations, buildings near heavy traffic corridors, and properties in humid or tree-covered settings accumulate organic growth and film faster. Many commercial properties settle on an annual cycle for full elevations with more frequent attention to entries and ground-level surfaces.
