The most consequential decision in commercial exterior cleaning is not how often but how, and "how" is determined by what the surface is made of. A single approach applied across a mixed-substrate property is necessarily too aggressive somewhere and inadequate somewhere else, and the aggressive end is where the expensive mistakes live.

The Governing Principle
Use the gentlest approach that achieves the result. Pressure is the crudest available tool and the one most likely to remove material along with soil. Heat and appropriate chemistry with adequate contact time accomplish more, on more substrates, with less risk β and they are what distinguish a contractor managing a mixed-substrate property from one applying a single setting to all of it.

Identify Before Choosing
Everything above depends on knowing what the surface is, and that is frequently not established. Commercial cleaning often happens at night, on an unfamiliar property, under artificial light β conditions under which synthetic stucco is indistinguishable from conventional stucco, and sealed concrete from unsealed.
The property is usually the only party with access to construction documents and maintenance history. A marked site plan showing substrates, treatments, and prohibited methods is the highest-value document in exterior maintenance, and it takes very little effort to produce once.

Mixed-Substrate Elevations
Most commercial elevations are not one material. A typical facade might combine masonry, a coated band, metal panel, glazing, and a stucco or EIFS section, with transitions and sealant joints between them. Those transitions are where water enters and where a single method causes damage.
The practical handling is to scope by substrate rather than by elevation β stating the constraint for each material and requiring the method to change at the transition. This is more specification work than a single-line scope, and it is the difference between a facade cleaned and a facade damaged.
When to Require a Test Area
On any surface whose material or treatment is uncertain, on every substrate of a mixed elevation, on any decorative or specialty finish, on anything that has been cleaned unsuccessfully before, and on any surface where a replacement unit would be difficult to match.
