Stucco and EIFS Care

These two look nearly identical and tolerate entirely different treatment. Confusing them produces the most expensive concealed failure in commercial exterior cleaning.

Conventional stucco and EIFS β€” exterior insulation and finish system β€” are visually similar to the point that experienced people misidentify them, particularly at night under artificial light. They behave completely differently under cleaning, and the failure mode when EIFS is treated as stucco is concealed, delayed, and expensive.

Identifying Which You Have

No single test is definitive from a walk-by, but several indications together are usually sufficient.

  • Tap it. EIFS sounds hollow and slightly soft; conventional stucco sounds solid.
  • Press it gently. EIFS has slight give over the foam; stucco does not.
  • Look at edges and terminations. EIFS typically has sealant joints at penetrations and terminations; stucco more often has metal trim and weep screed at the base.
  • Check construction era and documents. EIFS became common on commercial construction from the 1980s onward.
  • Look for impact damage. EIFS dents; stucco cracks or chips.
  • Ask. Construction documents, the original architect, or a facade consultant will resolve it definitively, and it is worth resolving definitively.

Cleaning EIFS

There is no correct high-pressure method for EIFS. The appropriate approach is low-pressure soft washing β€” chemistry doing the work, applied at pressures comparable to a garden hose, with adequate dwell and gentle rinsing.

Beyond pressure, three cautions apply. Sealant joints at penetrations, terminations, windows, and transitions are the water barrier; directing spray at them can breach it. Water should not be driven upward under terminations or trim. And any existing damage β€” cracks, punctures, open sealant β€” should be documented and repaired before cleaning, since those are direct entry points into the assembly.

Why the Failure Is Delayed

Water entering an EIFS assembly does not appear on the surface. It sits behind the finish, within or against the insulation and the sheathing beneath. The consequences β€” sheathing deterioration, framing damage, interior staining, finish delamination β€” become visible weeks or months later, at which point the connection to a cleaning event is arguable rather than obvious.

Cleaning Conventional Stucco

Conventional stucco tolerates more but is not robust. Reduced pressure, a controlled angle away from horizontal terminations, and attention to cracks β€” which are entry points β€” cover most of it.

  • Avoid directing spray upward under weep screed, trim, or window terminations.
  • Treat existing cracks as water entry points; repair before cleaning where significant.
  • Expect biological growth on north-facing and shaded stucco; treat rather than only remove.
  • Efflorescence on stucco indicates a moisture route, as it does on masonry.
  • Painted stucco follows coating rules rather than stucco rules β€” assess the coating first.

Marking It on the Plan

The single most useful preventative action for either material is marking it on a site plan that goes to the contractor in writing. A crew that knows an elevation is EIFS will treat it correctly; a crew that does not cannot be expected to identify it at 2 AM under a work light.
