Buildings of the same age in the same climate can present a decade apart. The difference is rarely construction quality β it is what was allowed to sit on the surface.

Two commercial buildings completed the same year, in the same city, to similar specifications, frequently look a decade apart fifteen years later. Construction quality accounts for some of that. Considerably more is accounted for by what accumulated on the surfaces, how long it stayed, and what was eventually done about it.
What Accelerates Aging
Accumulated soil
Atmospheric particulate is not inert. It holds moisture against the surface, provides a substrate for biological colonisation, and on some materials carries acidic or salt content that interacts chemically. A surface cleaned periodically ages differently from one that has never been cleaned, independent of appearance.
Biological load
Algae, biofilm, moss, and lichen keep a surface damp continuously. Sustained surface moisture is the common precondition for most exterior deterioration β coating breakdown, salt transport, freeze damage, and further colonisation. Lichen additionally bonds tightly and can lift surface material on eventual removal.
Repeat wetting from site conditions
An irrigation head striking a wall, a downspout discharging onto a slab, or a drainage path crossing a surface produces a permanent wetting cycle in one location. These are among the most damaging conditions on commercial property precisely because they are localised and continuous, and they are usually the cheapest to correct.
Ultraviolet exposure
Northern California's long dry season delivers substantial ultraviolet load, which degrades organic binders in coatings, sealants, and fabric elements. The visible progression is chalking, fading, and embrittlement, and the practical consequence is shortened recoating intervals on south and west elevations relative to north.
Aggressive cleaning
Cleaning intended to preserve can age a surface instead. Excessive pressure erodes concrete paste, strips sealer, opens masonry, and damages coatings β each of which increases porosity and accelerates everything else. This is the failure mode where the maintenance activity itself is the accelerant.

What Actually Slows It
- Remove biological load on a cycle, and treat rather than only remove it. This is the single largest lever on most properties.
- Correct repeat wetting sources. Cheap, permanent, and disproportionately effective.
- Keep protective treatments intact β sealer, coatings, joint sealant β and track when each was applied.
- Match method to material. The gentlest approach that achieves the result, every time.
- Clear drainage seasonally, which removes the water paths that drive winter deterioration.
- Recoat on schedule rather than on failure, since a coating allowed to fail exposes the substrate it was protecting.
The Compounding Point
These interventions interact rather than adding up. Sealer intact means less absorption, which means less biological establishment and less salt transport, which means gentler cleaning is sufficient, which means the sealer survives longer. The reverse chain operates equally well: sealer stripped by aggressive cleaning means more absorption, more growth, more aggressive cleaning required next time.
