Painted and Coated Surface Protection

A coating is a consumable protective layer with a service life. Cleaning either extends it or ends it, depending on whether anyone assessed its condition first.

Paint and applied coatings on a commercial exterior are not decoration with a protective side effect. They are the protective layer, and the substrate beneath them is generally more vulnerable than they are. Treating a coating as a surface to be cleaned rather than an asset to be preserved is how properties end up recoating years early.

Assess Coating Condition Before Cleaning

This determines everything downstream, and it is a visual assessment anyone can perform.

The distinction that saves money is between the first two rows and the last four. A sound coating benefits from cleaning. A failing coating is not improved by cleaning, and aggressive cleaning of a failing coating simply completes the failure faster and less controllably than a planned recoat would.

Cleaning Without Stripping

  • Low pressure. Coatings are surface layers by definition; pressure sufficient to clean concrete will remove them.
  • Chemistry compatible with the coating type. Strong alkaline and solvent-based products attack some coatings directly.
  • Limited dwell. Extended contact increases the risk of softening the coating rather than only releasing soil.
  • Thorough rinsing, since residue can continue acting after the crew leaves.
  • Test area, always, on any coating whose type or age is uncertain.

Blistering Deserves a Stop

Blistering indicates moisture behind the coating, and cleaning a blistering surface β€” particularly with pressure or water β€” adds to the problem it is a symptom of. It also risks removing the blistered area entirely and exposing wet substrate.

The appropriate response is to stop, identify the moisture source, and address it. Common sources are a failed seal or flashing above, water tracking behind the assembly, splash-back at the base, and vapour drive from within. None is resolved by cleaning, and all are resolved more cheaply before recoating than after.

Recoating on Schedule Rather Than on Failure

A coating recoated while sound is a preparation-and-application job. A coating recoated after failure adds substrate remediation, more extensive preparation, and possibly repair to the scope β€” and the substrate has been exposed for however long the failure went unaddressed.

Coating service life varies substantially by product, substrate, and exposure, and the manufacturer's guidance is the authority. What is generally true is that exposure differs across a single building: south and west elevations receive substantially more ultraviolet load than north, and frequently reach recoating earlier. Treating elevations separately rather than recoating the whole building on one cycle is often the more economical approach.

The Interaction With Cleaning Frequency

Well-maintained coatings are easier to clean, which means gentler methods suffice, which means the coating survives longer. The reverse chain also runs: a degraded coating holds soil more readily, invites more aggressive cleaning, and degrades faster.

A practical consequence is that a property approaching a recoat is often better served by deferring aggressive cleaning until after the recoat, rather than cleaning hard to extend the appearance of a coating that is going to be replaced within the year. See preventing premature exterior aging.
