This checklist asks a different question from an appearance inspection. Not whether a surface looks acceptable, but whether the mechanisms that shorten its life are active β€” water reaching where it should not, protective treatments worn through, biological load holding moisture, and progressive conditions approaching a threshold.

It is designed to be completed annually, in daylight, ideally with a second pass after rain to observe drainage under load.

How to Use This Checklist

  1. Record extent, not just presence. Asset planning needs quantities; "cracking present" supports nothing.
  2. Photograph from positions you can repeat. This record is only useful compared against next year's.
  3. Note protective treatment status β€” sealer, coatings, joint sealant β€” since these are consumables that nobody tracks.
  4. Observe drainage after rain in a second pass. Ponding is invisible on a dry day.
  5. Flag anything that has moved since the last inspection. Movement, not condition, is what indicates urgency.

Assessment Checklist

Water Management β€” Complete First

  • Roof drainage: gutters, downspouts, scuppers, and overflow outlets clear and discharging away
  • Site drainage: catch basins, area drains, trench drains clear and functioning
  • Grade sloping away from all building bases
  • Ponding locations recorded, with approximate extent β€” inspect after rain
  • Irrigation heads striking buildings, hardscape, or glazing β€” locations recorded
  • Downspout discharge points onto slabs or walkways recorded
  • Evidence of water tracking β€” deposit lines, staining, growth patterns
  • Standing water in service areas, enclosures, and structure levels

Concrete and Hardscape

  • Surface treatment recorded per area β€” sealed, coated, decorative, untreated
  • Sealer performance checked β€” does water bead or darken the surface?
  • Cracking recorded by location, approximate width, and extent
  • Cracks showing vertical displacement noted separately
  • Spalling, scaling, or surface loss with approximate area
  • Exposed aggregate from paste erosion
  • Delamination β€” hollow-sounding areas
  • Exposed reinforcement or corrosion staining
  • Joint sealant condition: intact, degraded, missing, vegetated
  • Faulting between slabs at joints
  • Efflorescence locations, and whether recurring
  • Oil and fluid contamination extent, with age estimated where possible

Asphalt Areas

  • Alligator cracking extent and location β€” indicates base condition
  • Linear and transverse cracking, with approximate widths
  • Rutting and deformation, particularly at loading and turning points
  • Raveling and aggregate loss
  • Oxidation β€” grey, brittle appearance
  • Fluid contamination concentrations
  • Patch and utility cut condition
  • Edge deterioration at landscaping and curb interfaces

Building Envelope

  • Substrate recorded per elevation β€” masonry, concrete, stucco, EIFS, metal, composite
  • EIFS elevations identified and marked on the plan
  • Mortar condition on masonry: sound, recessed, sandy, open joints
  • Weep holes present and unobstructed
  • Cracking in masonry, concrete, or stucco with location and width
  • Spalling, delamination, or material loss
  • Sealant joints at penetrations, terminations, and transitions
  • Flashing terminations and parapet coping condition
  • Efflorescence on elevations, with position noted for diagnosis
  • Wall base condition, splash-back, and landscaping contact

Coatings and Finishes

  • Coating type and approximate age per elevation where known
  • Chalking β€” powder residue on a wiped hand
  • Fading and color unevenness, noting orientation
  • Blistering β€” flag as a stop item; indicates moisture behind
  • Peeling, flaking, or adhesion failure
  • Exposed substrate where coating has failed
  • Crazing or alligatoring indicating end of life
  • Anti-graffiti coating locations and condition

Metal Elements

  • Finish type recorded β€” coil coated, anodised, galvanised, stainless, weathering, patinated
  • Rust bleed below fasteners, and streaking on surfaces beneath
  • Edge and cut corrosion
  • Impact damage with finish breach
  • Corrosion at panel laps and joints
  • Base-of-cladding corrosion from splash-back
  • Dissimilar metal contact points
  • Railings, handrails, and structural elements β€” corrosion at bases and connections

Biological Load

  • Growth by elevation, noting orientation and shading source
  • Growth on walking surfaces β€” flag separately as a safety item
  • Growth type where distinguishable: algae, biofilm, moss, lichen
  • Growth tracking a water source β€” irrigation, downspout, seal failure
  • Vegetation in contact with buildings
  • Vegetation in pavement joints and cracks
  • Organic drop sources β€” overhanging trees, sap, fruit, berries

Protective Treatment Status

  • Concrete sealer: locations, approximate application date, current performance
  • Coating: locations, approximate age, expected recoating timing
  • Joint sealant: locations repaired, approximate dates
  • Anti-graffiti coating: locations, age, whether removed by prior cleaning
  • Any water-repellent treatment on masonry β€” confirm it is vapour permeable
  • Next scheduled reapplication dates recorded for each

What Makes This Record Valuable

A single completed checklist is a condition statement. Three consecutive annual passes along the same route, with comparable photographs and recorded extents, produce something more useful: a deterioration rate. That is what supports capital planning, distinguishes conditions that are stable from those that are progressing, and demonstrates whether interventions changed anything.

What This Checklist Does Not Cover

This is a visual asset-condition inspection to support maintenance and capital planning. It is not a structural assessment, a building envelope diagnostic, a coatings survey, a pavement engineering evaluation, or a reserve study. Where findings indicate structural distress, water intrusion into assemblies, or widespread material failure, a qualified professional assessment is the appropriate next step and this does not substitute for one.
